My partner and I had been discussing building a house since early 2014, but could never find anything we were happy with. We finally found our block earlier this year! Deposit placed in February, with settlement in June. We were originally looking at Building the avoca 26 with coral, but found their inflexibility off putting. We started talking to Valeco, creating a plan that took our favourite parts from other houses and putting them together into our ideal house. We had ALOT of issues with communication and getting plans right which delayed things, but finally signed our contract in early May. Colour selections was mid july, with council approval 2 weeks later. Luckily our actual build process has been stress free so far, and I can not rave about our SS enough. He's been amazing. It's a very versatile home your building with lots of open space in the family dining area. The upgrade prices are really good and I'm so impressed you only added $35k on to your base, we did similar with our first build but couldn't be done with the next build unfortunately. Raised alfresco and patio slabs, to reduce the step down from inside to outside. Went with a 90mm step down, and after the 50mm rebadge to doors ends up with the tiniest of step downs Moved shower mixers to wall next to screen doors instead of under outlet Used the extra aggregate allowance for side path (paid extra to extend that again) Double rebate to front door Removed downpipes from facade view Made island cabinetry deeper due to extra deep island bench changed from 600 to 700mm, with 300mm overhang of bench Chnged heights of pantry shelving to create a workspace level at same level as bench height. **also changes depth of shelving. Deeper for the ones bench height and below, shallower for the ones eye height and above Include rebate to back of upper cabinetry for future strip lighting Offset sinks (kitchen, laundry and bathrooms except WC) to edge of benches More to come when I can find the documents! Good idea about the external step down and using your concreting allowance wisely. What colour kitchen have you gone with? I've just joined Instagram and am loving all the pics there too. Looks beautiful I love the grey and crisp white we did very similar last time and I loved it. The 40mm stone will be wow we have only gone 40mm to the island because of the cost was around $1500 for just the island . If you have any kitchen pics pop them up we all love seeing a house in progress. What are you doing for your main flooring? We loved the idea of 1 tile throughout every room including bathrooms), and we will eventually tile our outdoor concreted areas with the outdoor version! We wanted one that had an indoor and outdoor version in the same size as each other so we’re really happy that it was recently released with an outdoor 300x600 tile! I can't help with the fence pricing as Mr T built all ours last time but the turf we brought from Albert Valley Turf and they where the best price around at that time. Your brick work is sensational which bricks did you go with? We actually wanted the concrete fuze 900x450 but at an extra $80 sqm plus extra laying costs, we couldn’t stretch the budget for it. We saw it as style master in burpengary.
