Browse Forums Building A New House 1 Sep 20, 2017 7:37 am Hi All, I'm a first home buyer and am thinking about a H+L package in Oran Park. The land will be registered next June. My only concern is that the block is a little bit irregularly shaped and there is an easement at the front (it won't bother me as it will be next to the driveway) I'm worried when it comes to valuation the bank will not meet the price we pay. Has this happened to anyone in Oran Park? It slopes slightly to the right and theres an easement drain in the backyard right corner. It's normal for the valuation to be lower than the price payed, and usually when you go to sell it'll be at market value. It'll also determine your council rates, so not necessarily a bad thing. Once you build your home on it, it will increase the value of your overall price (H&L). Hope that helps. I guess I’m more concerned about the Bank valuation on the land than the council valuation. How did bank valuation go? Hopefully it wasn’t 45k short? Yeah I don't know why I came to a forum.
