Browse Forums Building A New House 1 Sep 27, 2016 4:16 pm Hi All, I have just joined the forum and this is my first post so please be gentle. We plan to do a knockdown rebuild of our current house. As the block is wide but less deep a project home is not suitable for the block without major modifications thus we hope to do a custom design. On recommendation we visited a design consultant who can design what we want in the house. He has come back with the following costings. If anyone can comment whether these costs are good or bad would be greatly appreciated. Total Cost (inc GST) is $14190.00 I refer to your invitation for my firm to be engaged in the documentation of the above project and am pleased to provide you with the following fee proposal. Contract documentation will involve the process for the submission of a Complying Development Certificate Application to a Private Certifier for approval and commencement of building works. The breakdown below will detail the documentation required. It will also provide you with an understanding of the procedures required. • Consultations with Council • Site Inspection • Acquisition of Dial Before U Dig Services Enquiry • Acquisition of Detailed Survey to AHD • Sketch Design – Floor Plans and Elevations • Site Plan • Dimensioned Floor Plans • Elevations • Section • Roof Plan • Door Schedule • Window Schedule • Electrical Layout • Slab Layouts • Stormwater to kerb • Demolition Report • Construction Details • Specifications • Schedule of External Finishes • Notification Plans • Waste Management Plan • Landscape Design • BASIX Certificate • Structural Design • Geotechnical Report • Copies of plans issued to various consultants for quotes (e.g. structural design, building works etc.) • Co-ordination of CDC submission to Private Certifier • Periodical checking on progress of application Please note: The above documentation at time of Complying Development Certificate Application is required on submission Thank You Colin Re: Cost of Documentation - Advice Please 2Sep 27, 2016 10:36 pm Sounds reasonable to me. Is it an OB or will you be getting quotes from builders? Is the builder paying hidden design broker commissions (2-4%)? Target 3-4% of the build price all inclusive, Planning, Engineering, Building Docs & Quants BTW that's generally what builders allow in their pricing Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Cost of Documentation - Advice Please 5Sep 26, 2017 4:42 pm If their is an existing property and no subdivision than the existing DA still applies. Want a larger area ground floor you may need a hydraulic analysis depending on the local council area. The Harder You Try - the Luckier You Get ! Re: Cost of Documentation - Advice Please 6Sep 26, 2017 5:36 pm I think it's a reasonable price. Most architects charge for Sketch Design – Floor Plans and Elevations and submission to councils. Then you have working drawings, engineering plans, energy rating etc, which seems like it's included so price is reasonable. More importantly, make sure you have seen his/her previous work and are happy with it. Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time. At 17m long you need it… 1 3336 A question. Im in Queensland and building a new home.
