Looking for any advice, tips and tricks My partner and I have just signed our contract on our land in Creekwood Stage 4 Springfield Rise and is supposed to register in Jan/Feb 2018. We're really loving what Valeco have to offer and have narrowed it down to the Headlands 23 with a few minor adjustments, although it's not locked in by any means. It certainly is. Loved some of the other headlands designs but our budget doesn't haha. We have a bigger block (580sqm), so our budget for the build is a little bit smaller than when we first started planning haha. We splurged to have a backyard as we're all from property/bigger blocks growing up. I live on a quarter acre now at Forest Lake with my rents and when we first started looking at land I couldn't imagine having no backyard. Will definitely come to you for any questions etc! It's a shame backyards aren't common these days, but I feel that will make our block/house stand out . I couldn't imagine not having a backyard tbh, so I'm glad we decided to spend a little more and not get a box of a block. We've already got some great ideas on how we can do it up (eventually). It's a great shape too as it isn't just a plain rectangle, it actually fans out at the back so our backyard will feel so open. Even better is that we won't have massive retaining walls on all sides, just one, so we're planning to push the flat side of the house against it so everything else opens up to the nice side as we're above the block behind and on the other side (middle of a sloping street). What kind of things have you upgraded? From the inclusions booklet we're pretty happy with what is given. We're including the ducted air con/colourbond promo which also includes and upgrade to AEG appliances and either basins or tapware, as well as 2590mm ceilings and a more expensive facade. Also looking into getting handleless cabinetry for the kitchen/bathroom and wondering how much we should be looking at. (our cabinets will probably be made of poly-laminate not polyurethane. We got charged more than that for the kitchen upper cabinetry prior to colours (more like $45 a door) and only $30 a door at colours for all other doors/drawers so I would def recommend waiting until colours to do them. Many thanks! Hey! As the others have said, it was $30 per cabinet/drawer for handle-less. (We just put a rough PC sum on our specifications and then got them priced properly at our Colour Appointment). Our polished concrete is $5024 for approx 128m/2. So that would work out to be $39.25 per sqm?? It is for a mechanical polish, nil exposure and matte finish. Pricing really depends on the finish (exposure leve, gloss level and concrete colour/stones) you are going for and the method. There are two main methods for concrete floors - Grind and Seal vs Mechanical Polish. There a pros and cons with each. We preferred the Mechanical Polish and it worked out cheaper than a Grind and Seal because of the finish we wanted. We got the quote from the builder, so who knows how much margin they put on it - but we spoke to OzGrind (the company the will probably use to do it) at their showroom to determine the finish we wanted. This is from OzGrind's website, it might help explain the process: "Mechanically polished concrete is for indoors only – it is the true form of polished concrete as it is the concrete itself that is polished and buffed until it shines – there is no topical coating and therefore there is nothing to wear away over time, and it will last you many years. With floors that are mechanically polished like a hiperfloor the concrete is hardened and densified to up to 10 times its natural strength so it is much less likely to crack. The concrete is also grouted which is a process that fills in the small pin holes and cracks on the surface which leaves the top smooth and very refined – so if you run your finger across the floor it looks and feels like glass. Then the floor undergoes a series of polishes using resins which make the floor smooth, shiny and glossy – you can finish the procedure after just a few polishes so that you end up with a matte finish – or you can continue to polish up to a very high grit for the semi or high gloss finish. The MPC is a very luxurious floor and is very highly recommended by the team at OzGrind." We're very excited! We have a rough idea of what we want but it's hard not knowing the range we can select from for some things (such as tiles etc).
