Building A New House

I'm looking at buiding a 400sqm house with preferably Metricon. Have gone thro Sydney designs. The only one that fits me is Meridian 45 which is believe is expensive, ? base price of 670K. The next choice is vantage 48 (Melbourne design). Don't have the base price but Vantage 46 is $409,990 in Sydney brochure. Wonder if anyone can give me some suggestions?

Hi JasperL, probably depends a lot what you think of as usual upgrades.
I recently got a quote of about $430k base price for Vantage 48 (note: no flooring is included with M base price).
I recall Vantage 46 was about $415k, and Vantage 45 about $405k -- there are 48 and 45 models in display villages. The 48 is distinguished from other house designs of the same size by its vaulted ceilings/voids, whereas the 45 is basically a nice 45 square house with a similar floorplan.

I pulled off at the 11th hour realizing I couldn't have a good cost estimate until I pay for site inspection & even then there's a lot of hidden cost. Metricon was also very evasive on the time frame of the whole project, up to 2 years when being pressed on the issue. Thanks for your advice.

Shallow cavity is just for ventilation. Unlike in brick veneer situation, it is not used for water/moisture removal and hence, doesn't have to be deep enough.
