We've had our Site Classification done and it's not great: the results are: N3 Wind Upgrade C8 Engineering Detail R4 Coastal Upgrade We've received a costing from one builder for $40k and $60k from another! Does anyone have any feedback for me? Re: Site Work Costs 5Sep 01, 2017 9:32 am Newbie76 Unfortunately, Your builders should have provided you with more information and a breakdown Some reasons as to why they don't do it 1.To make it harder for you to compare prices. 2.They give you a lower base & site cost initially in order to gain your Confidence & a Deposit 3.The salesman is part of the process, don't believe anything he tells you without Facts & Proofs 4.Following on 3 above. later you will be told "Sorry, the Salesman gave you the wrong information .....LOL what does he know he's only a Salesman..not an expert" You also need to figure out which house/builder gives you the best bang for your bucks and get an expert to analysis your site works costs. Then make an informed decision as to which way to go. I discussed here Slabs & Formwork but it equally applies to Site Works & Footings as well OT, Get someone you can trust and have them close by during the build as well to inspect critical construction milestone stages... it's in your best interest to do so. The cheaper quote only allows $8k for coastal conditions. When I queried that he said the wind rating was factored into that price. Whereas the other quote allowed $8k for wind rating & 12.5k for coastal. If you require further accurate information you need to provide more information ie house size, orientation, construction specifications, geotech report, contour,etc,etc Alternatively ....after you've paid a fee to the salesman for preparation of Plans & Docs get ready for the $ticker $hock. Hoping for a middle ground does not amount to anything without facts & proofs.. OT, Salesman on big commissions just tell you what you want to hear and then let someone else in the office sort it out later. So it cost us. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13053 Is anyone building with Mojo and have a recent site cost tender 0 15930 Henley should give you some indication of site costs.
