That is actually very interesting 'cause we are building with Arden as well and they gave us over 4k to increase the ceiling on the ground floor. Same size house. When was your price quoted? My price was from Jan 2017. I don't remember exactly but it was around 2k+ a piece. We're probably talking around about 5k, for 2 floors (not 4k, sorry). But definitely not 4k for one floor. It sounds like it could have been one of "fu.k off" quotes. We came across a few of them during our tender. For example, when they gave us a 15k quote for 3 m tall cupboards with doors with some glass in it (in the 3 meter long pantry). In regards to the ceilings it's over $4 for 11 cm taller ceilings for one floor only. Anyone at Arden I should go and talk to? our tender was just recently. I had mine raised to 2740 and 2590 with Arden too; $3,146 and $2,299 respectively (modifed Votivo 43 floorplan to 48.41sq). Price was done back in Feb 2017. I would just ask them to kindly check the price again, as they have misquoted before. I was quoted $14k to extend the garage by 1.5m in width, but after some back and forth I extended it 3m wider and another 1.5m deeper without the price changing. It was actually at tender stage that the consultant picked up the $14k quote as being way off. Re: Raised ceilings 11Aug 30, 2017 12:45 pm Sanuaka We raised ground floor only on modified Votivo with no rumpus for $3146 added to quote in April 2017. Re: Raised ceilings 12Aug 30, 2017 8:15 pm Does that include paying extra for the taller windows & doors? If you've got bifolds or sliding stackers it's not too bad. We raised to 2700 on both storeys and its surprising how much all the extra windows and doors add up! Don't forget to raise garage door if you do go higher! We missed that & it's a big regret. Re: Raised ceilings 13Aug 30, 2017 8:34 pm Yes good point GreeneAH. All internal doors with Arden are higher anyway and they just move the windows up but we have 2 sets of stacker doors that were missed so would have been at different height, so caught in the nick of time. Cost $900 to increase doors but that was also including more double glazing. Re: Raised ceilings 14Aug 30, 2017 9:19 pm to cut the story short - we needed to put a sliding door to home theater and the one that fit the picture required higher ceiling. so they gave us this quote without specifying if anything extra was needed. I would suggest that this is the final figure but we didn't proceed with it. During tender we found that Arden was super great with some things and not that great with others. Loved the staff at Arden Homes but we still have to double check everything. They double quoted us during the sales stage (well before it went to color appt or tender). At the end of the day it's our money. We have added so many upgrades to the house already. Since we are having more than a standard house with all the upgrades it would be great to have some assistance from their end and meet us half way. But we'll see. The worst case scenario we loose the money that we already paid. Re: Raised ceilings 15Aug 30, 2017 10:16 pm OBB, we were with a custom builder prior to Arden and although we haven't started our build yet, everything so far has been significantly better with Arden, they are very transparent with costings which I like. But yes, double checking has been critical. I picked up the difference in window/door heights etc. so I do understand what your saying. Re: Raised ceilings 16Aug 30, 2017 11:20 pm I got my ceiling height raised to 3.4m ground floor and 2.7m 2nd floor. Cost me around 4K combined. Re: Raised ceilings 17Aug 30, 2017 11:22 pm Also would like to advice that high ceilings definitely makes a difference to the look of the house. Your house would definitely look more spacious if you have high ceilings Re: Raised ceilings 19Aug 31, 2017 8:16 am Ezza78 OBB, we were with a custom builder prior to Arden and although we haven't started our build yet, everything so far has been significantly better with Arden, they are very transparent with costings which I like. They definitely go an extra mile for their customers. Our appointments never finished as early as they estimated and no one said anything. I am a bit worried that there were a number of things that we picked up and it wasn't in our favor. For example, we were double quoted for alfresco (extra $20k) at the sales stage and other things and significantly affected the overall cost of the house. Drawings had to be triple checked as they missed a few things. Plus after the tender we picked up a few "unclear" items in the document and asked for them to be changed. By biggest worry is that we were told that only at the contract appointment we'll have the plan of our heating/cooling vents and also will be able to check the drawings of the cabinetry. This is a cut off point after which there is no turning back. As you know with all appointments you may be a bit overwhelmed and stressed and miss a few things. You can't change anything after the contract is signed. Well, you can but with $500 admin fee which is a bit too much. But the reality is such that we have to ensure that there are minimum questions left before we come to our contract. My husband is very keen to increase ceiling height but it's a subject to what price they quote us. To me, it sounds a bit too much to pay $4k for extra 11 cm. Besides, with all that we already have and huge windows that we've put in around the house 2.59 vs 2.7 might not have such a significant difference. Turned up at Tender and get a shock - they have added $3402 to increases the ceiling height to 2740 due to the CSDs - tender done on 21/04/17 and colours done in Feb 2017.
