Re: Verve new range by Henley 3Aug 25, 2008 7:13 pm A sales consultant told me that they are designed as budget homes to be brought off the plan and as such they will not be building displays of them. Some of the designs however are based on existing floor plans so you can get a bit of an idea, not sure which ones but im sure the consultants can lead you in the right direction. I was going to go ahead and build the Charlton in the espirit range (only 21 squares with 4 bedrooms and 1 living area) when they released the verve range the same weekend and to my shock they had a home that was 25 sqaures for only $3,500 more than the base price of the charlton. All the inclusions are the same as the other ranges except they through in a few extras (undercover alfresco dining included and a few other things) and now i am getting a home with 4 bedrooms PLUS study, and 2 living areas for the same price as what i was paying for the 21 square home! Turns out though, I am one of the lucky few because the prices of the verve range in the first weekend was a mistake and were $10,000 less than what they were meant to be.. unfortonately now they have fixed them.. I asked the henley rep about them the other day (asking whether they had them on display etc) and she said no displays, the verve are a range of homes like their Esprit range (which I'm sure everyone knows). She said like the Esprit, the range started out by floorplan only, but then they decided to display the Esprit range anyway. AND she said them might do the same for the Verve range one day, but no plans at the moment to build them as displays. I think this is why they are cheaper etc... But they look great value for money, I'm not building with Henley, but my 2nd choice of builder was Henley (although some people say crappy things about Henley on this site, I find they say crappy things about all companies from time to time) and I really liked the Henley homes (much more than the other big builders). Annie it may be a little cynical -- but I suspect the reason they don't have displays of the Verve models is the same as why they (and most other companies) conveniently don't have photographs of each façade option, just a few crappy thumbnail-sized illustrations -- is that they don't all look so great in reality... Annie we must bear in mind, that like most forums online, the vocal majority is primarily made of those searching for a way to voice their grievances, rather than the minority just sharing their experience. forae should be more like imdb / amazon and less like ripoffreport -- something to work towards, anyway. I don't think you get anything for free from anyone! In this case most likely even more cut corners compared to the standard. You will never be comfortable in such "houses" without outragous power consumption. The size and look is one thing but there is so much more to it when choosing a house Change is what we need! Lot's of things "look" nice "6 star rating" Paper is patient and nothing for free the star energy rating scheme is an (in)complete farce, IMO: it's more closely aligned to the carbon credit scheme (give me a brand new brown coal processing + power plant -- I'll give you a small pine plantation), than to genuine prescriptive standards that will really do something for the planet. you only have to look at the requirements of the scheme, which incidentally is different in every state. when the pollies are presenting their new greenwash to paliament it all sounds nice, but the reality is it will do little to help the environment as it's far to loosely interpreted. granted, these are positive measures (water saving, insulation, etc) but they are quite insignificant responses to the real problem we face. international standards such as BREEAM are far ahead in terms of recognising and potentially regulating energy efficient buildings. hopefully soon our own government takes the next step towards meaningful standards.
