We recently bought a little dump in Sydney's inner west and it looks like a KDR is our best option rather than fixing up all of the issues that are present in most inner city houses (rising damp, horrible extensions etc and who knows what else). Due to the width of the block (~8.5m) and the fact we have a 2 storey terrace on one side and park on another, a project build would not be feasible. Initial chats with an architect who came recommended suggested we budget $4-5k per sq/m for the build (2 storey house, about 150-170 sqm). After falling off my chair due to this absurd cost, we have come to the conclusion we will probably need to accept it up and get into (even) more debt. I've had a search to see if I could find anyone who's done something similar in the inner city but most topics are in relation to project builds which wouldn't be possible on our block. Are there any things we need to consider when building a house of this type from a design or building perspective and most importantly, cost saving perspective? To briefly answer your questions, there is a lot of expense in getting the foundations right, and then after that the price of building is greatly impacted by the complexity of design and level of inclusions.
