Does anyone know, whether we need to get the noggins added in the plaster for the toilet roll holders and towel rails etc, or can they be installed without the noggins in the plaster? If we do need the noggins then do we have to mention it to the builder (PD) to get them added or are they added as standard. A noggin being a piece of timber (usually the same size as the stud) securely fixed between two studs.
This would be standard construction, however I would check your building specifications to ensure that this has been included. I would be surprised see a quality builder fixing a towel rail straight into a single layer of plasterboard only, it would last about a week. Re: Towel rails, toilet roll holders and other bathroom accessor 3Aug 25, 2008 5:10 pm Our builder doesn't provide the towel rail, toilet roll holders etc. We went through at framing stage and specified where we wanted all the additional noggins installed, which they were happy to do. You might also want to think about having one point for a dryer if you're goint to wall mount it.

Yes you are right MrT, our builder dont supply towel rail and toilet roll holders and they didnt mention anything about it. i have already signed a contract with them and didnt ask abt this at all. Do you reckon it can be done at the framing stage or does that need to be done before that. Why they don't do this as "standard" is beyond me. We bought all our bathroom accessories off ebay and are going to take them to the house this weekend and add the extra noggins ourselves. I've read this mentioned a few times, dont people trust stud finders? I picked up a cheap one a few years back and it hasn't let me down yet. Like any requests that we forward on to her, the first an instant reply that we get is "NO, cant be done", then if we persist, she goes and finds out the real answer to it. I will tell you a typical example, which was rather scary for us, Just two days before tender app she called me and very chirpingly greeted me and then rocked the news: "the house that you have chosen wont fit onto your block as we just checked estate covenants and the rear setback is not 2m but 3 m. i told her that we went through this at sales as well and we were told that the house can be reduced in length from varoius places to collectively reduce it to 1m and that should be fine, she said NAH not possible and then she actually said, the only option you have is "GO CHOOSE ANOTHER HOUSE" this was a nightmare, then i had to be very strong and i did all the homework, went backward and forward with sales consultant and arranged a draftee to call me, who advised me it is simple and will be done. Imagine she had a nerve to tell me go select another house when we were through all the formalities already, when she was herself wrong and didnt have her facts right. Imagine making such a huge call as "select a new house design" and getting it wrong - how could you have any confidence that the smaller, day to day issues you'll be dealing with can be handled correctly?
And, back to OP - I'd suggest having a chat to your SS, and check that he's amenable to putting in extra noggins, and when he needs to know about their location. I guess God didn't use subbies... i have told my CSC on face that she is a NO NO lady and she didnt react to it at all. Still the same, went for contract signing today and most of the issues were not fixed which were discussed 10-15 days back with her and she should have fixed that already. So, all that will be post contract variation now. Anyways, just hoping that SS will be better and can get some help there. We also had alot of this said to us and I persevered until they gave in. Sometimes things just fall into the too hard basket. So easy for them to build a "standard" house.
We went to our house (cremorne) at Caroline Springs yesterday on the way home from Ballarat. I got talking to a couple who are building the same house in another Estate. They knew nothing of the upgrades, weren't told about this and that......I spent ages talking to them about upgrades like the longer bath, stainless steel trough, doors on the HT and Study, overheads in the kitchen etc etc. Gets me really cross, the sales team should be doing the walk through and ALSO giving options! We would have missed out on quite a few things if it wasn't for other blogs. Don't let her say NO HIH, I made quite a few calls to other sales offices asking questions and getting their advice (never told them I had already signed though). That's crap that she didn't have everything done for contract. I'd be speaking to her Manager. How dare she tell you to go and find another house gee whiz!
