We had a few things to be rectified post handover that we identified or were not happy with from PCI

We are also building with Metricon, in sydney. Vantage 40. Work started on 3rd March, 2018...just did PCI last week, waiting for final handover, so all up about 1 year. A bit long I reckon, given virtually no bad weather during the build. the Fixing stage invoice was on 26th Sept...seems a long time. I guess it depends if it’s a stand-alone home or in an area/sub-division where Metricon are building a lot of homes...

I’m hoping to get the occupancy certificate at handover, although the certificate is issued by the Principal Certifier, who is independent of Metricon.

Interested to know anyone else’s experience in Sydney with Metricon and handover/occupancy certs....

Some of the blinds got done....still waiting for the rest to be installed.
The tiles are not cleaned properly so they have all marks on them, that is taking an age to clean. Does M have to clean the wax off them?

What was the reason for changing your locks?
The tiles are unlikely to have a wax on them... It's more likely to be grout that hasn't been cleaned off properly.

You can use a phosphoric acid cleaner available from Beaumont Tiles (make sure they know what tiles you have before using it) or get Metricon back to clean it again. Try spray and wipe or a citrus cleaner on a small section with paper towel and see what comes off

What was the reason for changing your locks?
We only changed the sliding door locks ,the stacker door and balcony as our SM said that Southern star locks can be opened with your key even if it's not your house!
So did not want to take any chances.
We had a major issue , our downpipe was leaking right in front of our garage on the 1st Saturday after we moved in. Then M sent the wrong plumbers last week, today he is come and he said our down pipes are not connected to the main storm water drain in the street. So water is pooling at the tap near the front of the property???? How did the plumbing compliance certificate issuing team overlook this, pass this and sign off on compliance?????
Imagine if we had concreted our driveway, it would have to be ripped out as the plumber has to dig it open, and cut through the curb to get to the storm water drains.....we have told him we want a camera footage of the water passing through before we concrete to ensure the plumbing is done correctly after that.

Hi Drew we showed a video to Beaumont, they said it was unacceptable to receive it in that manner from M! But we cant wait another 3 months not to place anything on them so have to wipe them off with a polisher ourselves. We have asked Beaumont what is best to use to take it off

We sealed the grout on our tiles with a brush and a product from Beaumont. Then we had to wipe off the grout with warm soapy water, the grout stains came off easily it was the tiles that had a waxy kind of surface that made them look as though they had dirt on it....hard ro explain as picture does not do justice.

Is the waxy stuff next to the grout where you sealed? If the tiles weren't cleaned properly you can seal the tile seal in too

What product did you use? I want to clean and seal all our grout

Don't accept the 3 month BS... We've had heaps of things done well before the service period has ended.

Once you get handed over to your service person, they are actually pretty responsive. In our case, our current (second) maintenance lady is better than or BSC, and most likely our SS as well....

What product did you use? I want to clean and seal all our grout

Hi Drew The waxy stuff was on the centre of the tile. The grout sealer once applied dried on the tile but we used methlayne spirit to take off the excess from the title. Then we cleaned the tile with warm water and a soft cloth and then cleaned it further with a hand held car buffer from super cheap auto. This we did instead of hiring a tile polisher from Kennards or any hire shop. TOM from Beaumont Oakleigh recommended any tile and grout sealer from bunnings, he said to only seal the grout not the porcelain tiles.

Wow that is good news.....will keep that in mind. We are in the midst of the electrical asset swap from hpm to clipsal.

We've also got some rubber stuff on our bathroom tiles that I havent been able to shift. Leaving it for them now, far too pregnant to be dealing with their mess.

You should be able to adjust the door yourself, it's like 5 min job.
Depending on the brand of your door, most should have 2 adjustable valves.
One for door speed, and one for latching speed. Easily adjusted normally with a flat head or allen key.

You should be able to adjust the door yourself, it's like 5 min job.

Finally got my phone lead in and Nbn PCD box on the same day. After a lot of dramas, with the wrong technician coming first, the overhead telephone contracting company sent instead of underground etc. Yesterday the underground phone lead in contractor came and installed my phone line outside only from the pit through Ms conduit to the side of my meter box. Then the NBN person came and pushed the cable through that same conduit to the side of my wall. However on pushing that cable and phone line with the drawstring he found that the blank plate in the garage was 1 meter below the end of the conduit that ran against the garage wall. So advice for all before your plaster boards go up and if you have taken Nbn tske a picture of where the conduit ends till on the garage wall. As the electrician that put the plate just put it anywhere on the garage wall and he comes to fix his stuff after the walls are up so someone made a mistake in informing him the location of the blank plate that needed to be fixed!!! Anyway the NBN guy was super helpful and told hubby to get a 30 meter cat6 cable and he waited while he went to buy it and then pulled it through with some kind of wire roll weight. The alternative was cutting a hole through the wall where the conduit ended and place another plate there. Now have to wait for the modem tech and phone tech to come and do the actual connections inside to connect our phone and internet.
