I can’t believe how quickly they are making land over your way, I went to chambers flats a fortnight ago and it’s amazing how much is happening. It depends on how your neighbours might want to deal with the fall, an option would be to cut the batter to make a clean line and then retain and pop the fence on top of the retaining wall, I would guess you might go halves?? If they pop the fence up top of the batter on your flat land and the retaining wall is solely in there yard then normally they pay. If it’s on the boundary you generally share the cost. Seems that the builder is already getting ready too with submitting plans/water metre applications to council. Funny how quick they are when is comes to getting their first payment! Lol There seems to be about 4 or 5 new estates going up in Bahrs Scrub/holmview. Interesting about the retaining wall, this is the thing that is making us most nervous about the build to be honest and the cost involved. Any idea on how much a 500mm retaining wall would cost? It was a part of the land details and why our land was $5k cheaper than the land below even though they were the same lot size. We just decided being higher was better and we got our builder to do the retaining wall. Do you know if the developer specified on plans who was responsible for retaining walls? Definitely worth double checking. Maybe if it sits right on the boundary you go halves with neighbour. We are in the final leg, colours on the horizon then sign off and awaiting council approval. Yeah it was a long wait. 3 weeks sounds like a dream. Are you building in Ipswich? Do you have a thread? Depends how long it is and what material you build it out of. A 20m long wall that is 500mm high has a face area of 10sq.m. I just built my own retaining wall with a face area of 7sq.m (and max. 600mm high) at a cost of around $300/sq.m. That's materials and equipment only, with all labour done by myself and family. I used concrete sleepers and galvanised steel posts, which is supposedly more expensive than timber but will last a lot longer. With economies of scale the cost per sq.m should come down for larger walls (not necessarily for tall walls though, as engineering and Council approval is required for walls taller than 1000mm). Council approved plans received today and have now moved onto dealing with customer service (I hope they will be okay in regards to answering all our questions!) I really quite liked the administration manager as most of the time she got back to me within half an hour! We have now got an estimated completion date of 13th September, but this seems a little long? Not sure Also noted a few things were not ‘allowed to do’ - has anyone had their electrician complete cash jobs? Like hanging our kitchen pendants and our alfresco fan? Didn’t think it would be a problem but starting to think otherwise. Hope everyone else’s builds are going well! Noticed it was a bit of a negative week for Valeco on HomeOne. "216 days" is the HIA contract (well, ours was). 8th April was our initial estimate (given on 4th Sept 2017) and is looking pretty accurate... we might even be longer than that for our build. We havent done any cash jobs. It doesnt surprise me that it "isn't allowed"... coz that means they miss out on builders margin. You could still try your luck though. Yeah... negative week indeed. All the posts are freaking me out a little, haha. We havent seen our build for a few weeks but heard from our SS yesterday. Alfresco decking almost done and carpet in and gap fix done very soon. Once the gap fix is complete we will probably meet on site again to check progress and will get more updates on when we might have PCI.
