We have started our build with SJD Homes - here is our timeline so far: 02 Mar 2017 - colour selection (not all options are available at the HO - rather go to the actual suppliers before your appointment) 12 Jun 2017 - signed contract with SJD homes 30 Jun 2017 - signed bank loan 02 Jul 2017 - stamped plans received (with a front fence removed from the plans due to requiring a planning permit - we were told after receiving the stamped plans) 20 Jul 2017 - bank loan documentation accepted (electronic bank loan documentation was for some reason not something they were used to getting as proof of the loan being in place and this delayed the build start) 24 Jul 2017 - Applied for a planning permit for our front fence 1.8m, pool fence type with rendered brick pillars- $420 approx for the application - VicSmart application process 31Jul 2017 - Site cut and retaining wall work started 04 Aug 2017 - Planning Permit for front fence - not required as per council due to the fence being more than 75% see-through 04 Aug 2017 - Appointed New Home Inspections as independent building inspector 08 Aug 2017 - Quote for front fence building permit - $1,232.57 (we will possibly do an amendment of our overall build building permit rather than do a seperate one - but this is still TBD) 09 Aug 2017 - Updated stamped slab engineering plans due to a very old septic tank found on site (council had no record and there was a sewer line - knockdown rebuilds are full of surprises) 10 Aug 2017 - Neighbours fence partially fell down 12 Aug 2017 - Temp fence erected to fill gap in fence 31 Aug 2017 - No progress - rain delays 31 Aug 2017 - Found out from the council that SJD homes had not applied for an Asset Protection Permit yet - so its just as well that building works are delayed! Partly due to the build up of the cut being built out further than what the plans indicated and due to our land sloping away more sharply at the very back. There is a big 2m+ slope at the very back now due to the build up of the site that we will have to deal with through terracing during our landscaping. Any recommendations for good landscapers will be appreciated! Originally we worked out the drop would be about 1.3m but that was before the built it up a bit further into the site. At least we don't have to add a lot of steps to our back deck any more which was originally going to be needed. Don't bother turning up the day of or after the pour as it's too late then hth It’s about 30 min away from where we live now. We can go after work and take more pics. The sun is still up this time of year. The inspection is scheduled for the day before the pour. Oh and the pour is only planned 23 Jan. They start the work for it on 15 Jan. Thanks for all the input!
