Browse Forums Building A New House 1 Aug 12, 2017 10:05 am Hey, We are in the process of building in a inner city block, near Melbourne, will be a custom build. Drew up a rough drawing of the floor plan and passed it on to the builder with the initial deposit of $2500. The builder after a lengthy time has come back with floor plans with setbacks and elevations. These are not engineering drawings that have been supplied. They are now asking for us to put down the 5% deposit to get Engineering drawings and go ahead with the permit, and say this is the standard followed by the industry. When we signed up for this work and the deposit was paid there was no mention that the Engineering drawings will not be supplied, all that was said was that they would supply us the drawings. Did some googling on this so called standard but nothing there. Should they be supplying us with engineering drawings? and not just the floor plans for this initial deposit? Is it a reasonable amount they are asking us to pay in excess of the initial deposit? the house is a 2 level 4 bedroom, on a level block . Full contract documentation costs you generally 2-3%... So First Deposit Drawing..Second deposit engineering & PPA Docs and then the contract price ($ticker $hock) This should have been explained to you in the first instance and there are some unprofessional (Builders) examples here on H1? Continuing on....at which time the Battlers & Punters generally feel locked in. here is the kicker they tell you the engineering/ building costs have gone up? Clients generally Trust Engineers ...not so Builders... but do they actually talk to the (Builders) Engineer... LOL, Not unless you are on this website Caveat emptor... Don't pay for anything unless you have all the facts and always base purchases on informed decisions..sorry for the rant I recommend that you 1.do your own sketch 2.Have it properly improved/optimised, Designed and Engineered, independent of any builder... so there is no $urprise$+ latter..if you get my gist 3. Extract Data and quants from the 3D BIM Model..This can be useful when making informed decisions 4. I will check if we can just pay for the drawings, soil tests and permits and then decide if we want to go ahead. or perhaps contemplate on getting the drawings and permits ourselves and just get quotes from the builders. just popped on the google+ page looks good. Thanks Re: Deposit with builder for drawings, what to expect? 5Aug 13, 2017 10:35 am 46fan your welcome Yes, you can buy plans from most builders but the prices are inflated to include OHs, profit, copyright, etc and does not include Data, Quants & Building information the builders don't want you to have all that info, but it's OK for them to use it but not the battlers & Punters... Google's business model is data, automation, controlling information & apps.. LOL they will never build real buildings as they sold off sketchup (3D)..but they want you to have the information for me a good fit Goodluck & Post back.
