The hidden thing here is level 1 compaction report would not be provided by the land developer if they do not have any fill on your block of land. when the builders do their soil tests, there is a chance that it would come up with slight difference which then voids your fixed site costs to the advantage of the builder. They kept me holding to confirm my site costs on the same point for months and had to escalate it to the manager to finally be able to confirm it. By the time they confirmed it only because I had escaled, I lost my 25K grant. If you decide to go with them, I strongly recommend, you have it in writing. Now, I've moved away from Mimosa losing my deposit of 2K and building with other builder for peace of mind to also avoid structural issues mentioned in productreviews.com.
