Browse Forums Building A New House 1 Aug 06, 2017 11:25 am Hi all, We are first home buyers building south of Brisbane through Coral homes. We love the Kirra 23 building plan and are now tossing between Elegance or Designer inclusions. Kirra doesn't seem to be that popular as we can't find anyone who's gone for that plan. Would be nice to hear what people think about this plan. We like the main bedroom at the back of the house and the bedrooms tucked away from the main living area. http://coralhomes.com.au/new-homes/home-designs/kirra Also, for those who've built through coral homes, what are the benefits of going elegance vs designer. Any quotes from a third party on how much that ducted aircon unit would cost if installed later? Finally, what fittings have builders done third party to save on costs? I am told if we do the downlights, driveway and the alfresco area ourselves we'd save $$. Anyone gone solo on this options? Thanks fellow builders. Pablo. Re: Coral home Kirra 23 project 3Aug 06, 2017 12:50 pm I like how people are moving away from having the Master Room at the front. When I was looking for plans that accommodated this there wasn't that many. I'm letting the builder do the alfresco decking, driving and paths around it. Also they are doing the downlights. Lots of people on this forum have done it after handover. Re: Coral home Kirra 23 project 4Aug 06, 2017 2:56 pm icat2000 I like how people are moving away from having the Master Room at the front. The one thing that i would try to change is where the pantry is. It might be awkward being in the hallway?? We just built the Noosa 26 and went with elegance only because they had a promotion with a reduced price for elegance. We organised our own driveway and built a deck ourselves instead of getting Coral to concrete the alfresco. Im sure it was cheaper to do it ourselves but depends if you want to move in with everything done. Good luck with making all the decisions! Re: Coral home Kirra 23 project 6Aug 06, 2017 7:53 pm I was relooking at Kirra plan and would change following: Put WIR behind bed in master to open up ensuite Would spin toilet around and then have more space to shift those bedrooms and bathrooms and play round with the area of bed 3 robe and pantry. Could mean that you can do a bit more with laundry and kitchen Re: Coral home Kirra 23 project 7Aug 07, 2017 7:32 am Hi Pablo congrats & welcome. We did designer as it worked out cheaper when we added up the extras we wanted to include versus elegance but not sure if this is still the same with current deals with C at moment. You just need to write some lists to wk it out though our SC told us elegance is def worth it for two storey builds. Love yr design too we are doing driveway, aircon, alfresco & portico floor ourselves after handover as it was a few thousand cheaper than what C quoted. We will also do downlights after handover or with electrician if able & not too pricey. We had batten placed where we would want a downright to be. Our electrical was still $$$ & we just changed things to allow for us to do things after handover & added power points on walls with insulation in them as easier during build. Ask away H1 & everyone here has saved us so much money such a fantastic forum Re: Coral home Kirra 23 project 8Aug 07, 2017 9:54 am Hey Pablo, Congrats on the build, if I can give you any advice regarding doing things privately. Head over to my build thread and have a look at what we decided to do ourselves, we have saved I estimate about $5000-$7000 . Re: Coral home Kirra 23 project 9Aug 07, 2017 12:01 pm Hi Pablo. How exciting! Where on the South side are you building? We are building on acreage in new Beith and our build is happening so fast it is making my head spin! We looked at both elegance and designer and went with designer with upgrades. We estimate we saved around $10,000 doing it this way. We got the upgrade packages and did little individual ones like the mirror wardrobe doors etc. The only things we have ended up with that are different to the elegance inclusions are the internal doors (ours are flush, but they are only around $50 per door to upgrade to the fancy doors), and we don't have sliding door bolts or a power point with a USB charger. It was definitely worthwhile going elegance. Though one thing to thing about is if you want ducted aircon, it may be to go with elegance to get the upgrade. We didn't look into it but we have heard people say that they went elegance to get the aircon.. Hi Pablo, The Kirra 23 was my first choice as a floor plan when I was researching builders. The only reason I changed to an avoca 25 was because I wanted a bigger ensuite and master bedroom, but I loved the media room at the front. It was a perfect location and size. Did lots of stuff post handover. Driveway, clothesline, letterbox, owner supplied electrical, walk in robe, and owner supplied kitchen appliances. Chose the designer over elegance as it was cheaper to get the options I wanted, especially with the promotions that were offered at the time. Not sure how we can work around awkward pantry. We've lived in a house that had a pantry in the hallway and now that you mentioned it, it is a touch out of place. Could mean that you can do a bit more with laundry and kitchen Great point about having the WIR behind the bed in the master bedroom. What would be the minimum width of a WIR though. This is a narrow lot plan. Don't know whether it would make the bedroom a lot smaller. A bigger bathroom is certainly a bonus. The lots are small and we looking at the narrow lot builds through coral homes. We drawn more to elegance inclusions coz of the ducted aircon. Doing that through a 3rd party might be costly and perhaps quite the hustle. The current promotion is a $1999 dollar upgrade to get ducted plus carpet plus tiling on top of the elegance base price which is a whooping $20,500 more. I would love to be closer to the water. Strangely every time we move it is further inland lol. I think elegance would be worth it for the aircon and flooring option. I spent ages with a calculator going through numbers before we started and for us it was worth it to go designer but could see how it would be better for others to go elegance. Coral build so fast in Brisbane Admin is painfully slow though. Be warned lol Re: Coral home Kirra 23 project 18Aug 07, 2017 8:46 pm Just a few more update: We are waiting to secure finance for a block on which we are to build the house. It is a corner lot 448sqm in size. Since it is a corner lot, we need to allow a 3m setback from the access street. That leaves us with 439sqm to work with. I have share a link to the building plan measurements in greater detail as well as its siting on the lot. We kinda want a bigger ensuite bathroom and taking doug's suggestion on board. https://www.dropbox.com/s/riabjzm8czgau ... 3.png?dl=0 Re: Coral home Kirra 23 project 19Aug 07, 2017 10:20 pm Kejayetu Just a few more update: We are waiting to secure finance for a block on which we are to build the house.
