The painter is due to begin at the start of next week. We are having an on-site meeting with the SS to go over how to distribute the fill and a few other buts and pieces tomorrow morning. Now that the hump is fixed and the kitchen is back in we will measure for the granite and marble. Then our flooring guy is also going to meet us there tomorrow afternoon to go through the house and make sure we are all on the same page with the flooring We have power on and got a letter from the supplier regarding the connection. Thanks for the heads up on some of the upgrade costs. we have been investigating building the Avalon Altona Media Entertainer with Allworth and wondering what some of the upgrades would cost. Thanks for the heads up on the towel rails and toilet roll holders and the costs. I like yr choices and would probably go with the same if we get that far. Like you we would be settling for some of the basics things offered that is easily fixed later (i.e tapware, handles for drawers and doors, vanities, light fittings, concrete only for alfresco - tile later) What we would upgrade is higher ceilings, HWS, 3 in 1 heater lights, more powerpoints, tv points, stone benches, wall mounted double oven in the kitchen, plumbing to al fresco (gas, water and drainage) in prep for outdoor kitchen. Do you have any idea of the quoted costs for any of the above upgrades (if you have any others that would be appreciated as well). Can i ask what your site costs were... we have asked but its hard to get a straight answer. For reference we have been told we should budget 30-45k for site costs. If you have any advice any other hidden costs that would be much appreciated I am a sucker for a spreadsheet and i will be creating one to calculate the basic costs of building this home when i can work out the costs of upgrades. We had to upgrade the taps because we wanted flick mixers and if we didn’t we’d have 3 holes everywhere. I think they were about $85 each, so 2 bathroom basin taps, 2 shower mixers and we got a combined bath spout and flick mixer in one for $315. The kitchen already comes with the fancy mixer tap with the Allworth advantage extras We didn’t get extra power points, I think they were about $65 each, and $10 to upgrade from single to double power points. We didn’t do stone bench tops as we wanted natural granite and marble, I think it’s $4800 for the 2 kitchen bench tops and $880 each waterfall end for the cheapest caesarstone range and goes up from there We did do 3 in 1 heat lights in both bathrooms they were $245. Exhaust fan in the laundry was $95, and an extra TV point was $85. The capped off plumbing in the alfresco was around $700ish I am not sure about the ovens as I am just getting the basic and I’ve bought Bosch Appliances to swap them all with. I know you have to choose Omega branded appliances or supply your own, unless that has changed since I did admin I thought I’d mention one thing that Allworth seems to do very well. When we were looking for a builder we noticed Allworth had more site cost provisions that the other 2 builders we had tenders for. Everyone I spoke to said Allworth do over budget for site costs and usually you get a little back. Building on sand next to the water we were expecting expensive site costs with lots or piers. We got our final invoice today and it was $7000 less than the contract price due to the extra provisions. I am pretty happy with that. Allworth Avalon / Sonata Our Dream Home - Handover on Wednes 107Jul 08, 2018 7:39 pm Hubby went down for PCI on Wednesday and everything went well, there was half a dozen very minor things like adjust shower door, clean a few bricks etc... I am going down on Tuesday for handover Wednesday morning. I have lined up the driveway to be poured on Thursday, granite and marble going in on Friday, floors to be started on next Monday. Ducted air conditioning, tv antenna and pendant lights are to go in this weekend coming or next, whenever my brother in law can organise it as he’s installing it with his nephew who is also in the trade. As it’s going to be mates rates I’m having 7 zones, including every bedroom on their own zone and 10 outlets including one in my butlers pantry and the bathroom. My hubby has installed plain white light fittings and globes while he was there and we have all the custom blinds ready to be installed down there. I am dreading growing grass on sand in the middle of winter and after doing heaps of research we decided to try and grow a blend of Kentucky Blue Grass and RTF Tall Fescue, I got 5kg of seeds of each. I have a pull cart seed spreader, lots of fertiliser and wetter so hoping it works. Those grasses are only available by seed so I’m hoping for the best, if it doesn’t work we can get TifTuff turf when spring is upon us. I don’t love the idea of getting the house ready and having tenants move in but it’s how it had to be. When we move in at the end of next year we can build our outdoor kitchen, fit out the butlers pantry and swim spa and really make it our own I have some pictures from PCI, I haven’t seen it painted in person but my husband met the painter who told him he really liked the colours. Had handover on Wednesday 10am and I was there till 5:30 raking 300sqm to get all the rocks and building waste out of the yard, then put fertiliser and wetting agent down, then I chose to hand blend RTF rescue and Kentucky Bluegrass as it’s what should work best on my sandy yard. I put 10kg combined seed down with a spreader, raked it all in evenly and have been watering it daily. On Friday we had the driveway done which looks great but the thing I was most excited for this entire build happened, my stone was installed!!! New York Marble and African Black Granite Saturday was pendant lights in kitchen and dining which I love love love, plus blinds put up through the entire house. Today we put the aerial up and cleaned all the floors to prepare for the flooring guy to start tomorrow and work for the week. Front half of the side fence is colorbond Monument to match the gutters and roof, second half is ARC banksia mesh so we can see the basin from our backyard and it blends in better with the rural area.
