We had one place that promised us plans with modifications and never got them to us, i emailed them asking for them again, and after a month still nothing. Ended up emailing their head office and got a generic email response. they lost our business, but honestly don't think that they really cared. we are building with Adelaide Designer Homes and apart from being frustrated that it is slow (which would be for everywhere) have been really happy with them Re: New Home Questions 49Sep 01, 2017 8:25 pm Good luck Most price give by builders is the base price for the house, and minimum footing cost on basically perfect soil But footings wont be given untill soil test then only will theg be able to give better costings fir footings/soil removal/storm water if included in build. Most house orices does not include a lot and is not turnkey ready. So make sure whats included Headsup the soil from initial scrape is classed as axcess soil and nit included in footings price We git told take advertised house price snd add a minimum if $50000 to it to be able to get the cost of a complete hoyse (and this is fir standard builders range and no lux inclusions) Then make sure you have extea $$$ set aside for if you havd z short fall with valuation to cover that and to cover adjustments thats not coverd by loan from land at settlement (adjustments/deposit/shortfall all has to be oaid upfront at settlement) Dont want to sound negative But a log of costs is not jncluded in build that builders class as common and every one knows/ does it but that we as buyers dont know Re: New Home Questions 50Sep 02, 2017 7:54 am phantom18 What Mortar shape does everyone think looks best? the (small research) i have done - will be going rolled or groved - apparently is the strongest and doesn't show the imperfections in the bricks as much as raked or flushed Re: New Home Questions 52Sep 08, 2017 1:12 pm Fencing can be complicated - the fence (if both agree to the fence) should be 50 50, but if there is a need for a retaining wall etc, it gets complicated. The retaining wall we need on our western side is 20cm, so not a huge height, but we have to pay for the retaining wall Re: New Home Questions 53Sep 11, 2017 1:24 am im a first time builder too i have found this site pretty helpful so far so heres my 2 cents worth and i wont even charge you for it !! like most builders will try charge you excess amounts for everything. dont accept everything as thats what it costs i have to do it coz the builder says so. thats not true if youre builder is a good one they will work with you to get the best plans and hopefully help you find ways to reach whatever goal you have in mind in my case we wanted our price after the intial interview to drop by about 5000 because we hit over the government threshold for first home owners grant. we had to find ways to lower our contract price you can do this by cutting things out you can after handover etc like hot water systems or gas applianaces and even air conditoning aswell. we altered things like made windows slighlty smaller or instead of putting one big window putting in 2 smaller ones next to each other etc. There is always ways to get things where you want them just dont get angry with them and talk with them and hopefully they will respond positively and help you as much as possible. our build with fairmont has been great we havent had an hiccups in the process so far our footings qoute came in under budget but our sales rep said to us he had over quoted this and it only barely scrapped in under budget. our variation qoute was $28000 this is an added cost on top of the listed price for the house. our builder also didnt include internal wall insulation and to get a 6 star energy rating you need this and also upgraded ceiliing insulation this added another 5000 we live in a bushfire area and were qouted as medium risk with a 4200 cost of extras to do to our house this ended up blowing out another 1500 to 5700 upgrading your ceiling height is costly to go from 2.4 to 2.7 would have cost us another 5000 but we got it packaged as part of a sale they were having at the time if overhead cupboards arent included in your kitchen expect another 3000 or so to add those. this isnt including your selections items. in our case we had to add about 50000 in extras beyond our control and then we only added another 10000 in extras we added ourselves these things are all costs that you dont know about until you actually have your first meeting with a sales rep. it was an eye opener for me to say the least !! Re: New Home Questions 54Sep 11, 2017 8:26 am Lots of things creep up and increase the cost, I was expecting some costs but others i had no idea of, am glad i didn't have the additional costs of adelaide hills and bushfire rating etc. I think I did well limiting myself to about 20k in extra's (that includes 2.7 ceilings, 25 degree roof, Internal insulation and enlarged garage and a lot of extra electrical work.
