But there are a vew variations that can occur along the way that will effect it font know them till after soul and engineers reports are done Re: New Home Questions 23Aug 02, 2017 11:27 pm thank you... the lands expensive so have to stick to budget strictly... thank you for your patience...any dos and donts when i see the builder... and i try to get the price dropped? i am anxious...sorry. Re: New Home Questions 25Aug 04, 2017 12:09 pm So my questions are going to sound stupid given I've never done this, I am expected to have no idea what I am doing My footings report came back, all good, $1000 over budget which is fine. However, they have sent a Valuation form to me for soil removal and vegetation removal, however they haven't put any prices on it at all. Should I be asking for this before signing it and sending it back? help would be appreciated Re: New Home Questions 27Aug 04, 2017 12:39 pm $2000 is their standard estimate its not actually till the engineers report is finalised if you have your final footings costing and engineers report then i would have thought soil should be costed with it (aside from the scrape of course) - based on my experience so far i think its best to speak with builder for clarification if in doubt before signing it and sending it back Re: New Home Questions 32Aug 10, 2017 3:33 pm We are currently at variations and selections - so far have only paid the deposit, and still need to approve of everything including costs before we move onto the next stage. We can still pull out at any stage, but will lose out deposit Re: New Home Questions 35Aug 17, 2017 7:16 am Hope it goes well Manny my advice - write everything down and make sure that it is written down on their side too. don't sign until you are really happy with the contract. enjoy - this is exciting Re: New Home Questions 36Aug 17, 2017 9:05 am agree with nawsome on getting everything in writing and don't rely on what they say just got hit with an $500 admin fee this week for getting trusses redisigned to cater for solar panels despite talking about it during my contract signing Re: New Home Questions 38Aug 17, 2017 9:44 pm Are you talking about financing? We got our loan approved in principle before signing the contract so we knew we could service the loan. We are currently going through last minute variations before signing off on the working drawings, then will have selections. After selections, we will know the final/ official costs and will get quotes for what is not included (curtains, landscaping etc) and then can go back to the bank to get formal approval for the building mortgage. Re: New Home Questions 39Aug 17, 2017 11:36 pm Thanks Nawsome, I received loan pre-approval. i liked a land and put a 3 % deposit on it from my savings. Have got a conveyancer, linked her to the land sales people. met builder twice once before and once after putting deposit on land. Seeing builder again tomorrow to work on design and costing. My land settlement is in Dec. building starts in 6 months after signing - hopefully in Aug last week. How does this sound. cheers...M Re: New Home Questions 40Aug 18, 2017 8:21 am that sounds good - you're in lightsview? we are other side of hamsptead rd. hope it goes well with the builder today - looking forward to seeing your plans Hi Suku18 In NSW the statutory required insurances are: 1.
