Site Plan , geotechnical report, Footing requirements, contour survey slope, Wind loading, Increased beam spans and size, earthquake loadings, Energy,Durability, etc. LOL do you honestly believe changing a display doesn't add cost? We knew we had to get a rain water tank, but due to size of roof, it is bigger than we were expecting to have to get. The fence - well we have existing fences, but have to redo the fence on the southern side with a plinth underneath (like retaining wall). And the footpath at the front is our responsibility to repair when all is finished they were costs I hadn't thought about Re: Things you had to pay for you wish you got told off befo 8Aug 01, 2017 12:20 pm lovisa The contract favours the builders...basically anything outside of the builders control. ie Delays in land release, material shortages , start, unforeseen reasonable costs, engineering siteworks. Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Things you had to pay for you wish you got told off befo 9Aug 01, 2017 12:23 pm we have to have the foot path cut, and the kerb and remove the parts that will be in the "to be installed driveway" and we have to get the rain water tank which was fine but due to where the engineer positioned it ( stupid spot next to house on our 1m wide walkway) we have to get a different tank, so instead of $320 for the tank it will cost us $860 for the tank I heard of others saying they had to pay for a meter box for electricity to be installed which was round $550. extra we so far have the soil scrapings to remove which will be around an extra $1000 to do. Council levy for my area $1k, additional site costs (on a fixed price contract just prior to signing) $6k, NBN levy $300, rubbish bins from the council $235, water bills throughout build $160 a quarter (not including usage), council rates throughout build, progress draw fees on the mortgage $95 each, title insurance $300, verification of identity, boundary fencing (knew it would come, but because my neighbors finished a lot earlier then me it came sooner than expected)... overall I spent about 67k on these things plus deposits and another $20k on furnishings, landscaping, etc.. and haven't even moved in yet. Given I thought I'd spend about 15k on deposits and then another 15k on furnishings and landscaping its been a big surprise!! 1 1343 That is a really good attitude Akin to you catch more flies with honey than vinegar.
