If yes how much did the costs go up for the initial soil removal? If no whats the price charged to get it removed? Apparently its not part/classedunder the soil removal from footings ands its left to the side to get rid off because of the grass / weed bits in it. Who are you building With? Soil removal from scrape 11Jul 30, 2017 12:31 pm This is tricky. Builder will remove soil, break rocks, and remove rocks if you have fixed the site costs. When site cost is fixed, builder will put in prohibitive amount of provisions to do all those work and you won't get unused portion of the provision back. You should fix the site cost only if you think you will hit rocks the size of shopping trolley. They cost 1k-3k to break and remove. If you don't fix the site cost, then somewhere in the contract or variation will say that removing excess soil, breaking rock, removing rock is at owners cost plus builder margin. For me, this was stated on page 1 of contract with M. Even if you have a level slope, assume some soil needs to be removed because plumbing for stormwater, sewerage, and water always produces about 1m of excess soil. NabeelC | Metricon Merricks 38 | https://forum.homeone.com.au/viewtopic.php?f=31&t=86276 Re: Soil removal from scrape 16Jul 30, 2017 2:15 pm i beleive i am with same builder as OP I was led to believe the quoted soil removal was for all soil by the sales agent - of course that discussion was back in mid march so cant recall the actual wording used but again nothing in writing to show that effect build contract states the following (standard MBA contract i beleive) - think these are the relevant bits Completion - surplus soil is owners responsibility unless otherwise specified Site Preparation - to levels as per attached site plan and engineers report - takes 2-3 months from signing to get these excavations - the site covered by the building and at least 1000mm wide around teh excavation or to the boundary of site shall be cleared and/or graded as per the site plan. excavations for all footings shall be as per engineers recommendations also has a bit about any abnormal or hidden conditions encountered are at the owners expense. Contract then lists surplus soil removal as a PC item - estimate only - however once engineering report is received variation received fixing the surplus soil removal costs but that variation excludes the surface scrape soil as per the text provided by the OP above. I suppose if their soil removal estimates was for all the soil then they wouldn't be able to use the low list prices that they use not realising this myself i consider to be a failure of my pre contract signing research Re: Soil removal from scrape 17Jul 30, 2017 4:02 pm Agent basically said they scrape we have to pay and get some one to remove soil or they do nut all soil is removed at an higher rate. Said its not in contract cause it a given and generally accepted by all builders. Maintaining the lot will not affect the removal of soil either way you pay and get it done self or pay them. Disappointed and feel desieved with this. Re: Soil removal from scrape 18Jul 30, 2017 4:11 pm I know the feeling and unfortunately its a unknown potential cost that just like you guys i have come to realise im just going to have to find the money for when it comes time to remove it. Waiting on a couple of estimates but its a huge unknown and that sucks. He laughed and said its something that really should be made clear at the start. So maybe its a per builder thing he dud recommend i go with a particular builder but i didnt really pick his brain as much as i should have - both had other stuff going on at that time PM me your email.
