Browse Forums Building A New House 1 Jul 23, 2017 1:29 pm Hi Guys, We are building in Stage 7 in the St Genevieve Estate, Diggers Rest. We decided to go ahead with PD as our preferred builder after going through numerous floorplans. We have a 14x30 land with 200mm total fall (front to back) on the land, almost flat. The builder estimated 20K for the site cost and around 10 for the acoustic requirements mentioned in the design guidelines. We are on a tight budget and have asked to go with a basic floorplan until we find out these unknown costs. We can then decide on the upgrades we like depending on how much room we have left before signing the contract. I couldn't find any posts regarding St Genevieve Estate except one so i thought to start a new post. Wondering how others are going with these costs. If someone has already progressed in earlier stages, would be great if they can share their experiences on site costs and sound proofing cost. We have fixed site costs at $11,400 excluding rock removal. Our builder put in an allowance of $5500 for acoustics + $1250 for the report. However, all the other builders suggested allowing $10,000 for acoustics, but this won't be certain until the assessment is done. Yea we have been told the same by our builder too that it wont be final until they do a soil test so we are waiting for that. I guess would be nice if people from stage 3 or 4 could share what were their site costs that was fixed in the contract. We really liked the idea of steel frame and they came in as the most reasonably priced. Hopefully, everything will run smoothly. Stage 7 looks like end of Oct 2017. We looked at JGKings too but decided not to go for steel frames due to excessive land movement in Melbourne.
