We've been discussing options with different builders and overall it's been very positive so far, but one thing that's disappointing is lack of updates online on the builder's website in relation to the availability of house & land packages. One specific (very reputable) builder, for instance, has multiple packages listed in Tarneit within our specific range... but when we reached out to them, all excited, none of them were apparently available. The lady explained that the land had been sold and was no longer an option and thus the package at that price wasn't available. They try and update their website regularly, but it's not usually up to date. This was over 2 weeks back, and all those packages are still listed on their website!! The same was the case with another builder. I understand that packages potentially sell out quickly, but how do you then do your research? Furthermore, can one combine a land and house package separately? For instance, we found a few good sized titled and/or soon-to-be-titled land available in the suburbs we're thinking about, and adding in a build package from one of the builders we're looking at puts it at an agreeable price. I bought my land, then found a builder to build on it. This was in a new development/estate, its quite common. It sometimes is better to do that then to do a H&L package. Have a look at anewhouse website by Bashworth, it has some good advice about house and land packages. Builder websites take ages to be updated, your better to talk directly to sales people and get on a list with them, that way they are chasing you when land is available. From the looks of it, going with a land and house package separately seems to be more cost-effective! Check out this link House and Land Also I do remember recently reading a thread recently on this forum where someone signed on a package and several months down the track found the house wouldn't fit and the consequence was huge extra cost or major size reduction. . . . . this didn't surprise me as I once checked out a package myself to find it wouldn't fit because of a sewer easement. We secured a piece of land this weekend with an appropriate lot size that most house designs would fit onto. Given your comment, I was a bit cautious and made sure that there were no sewer easements or anything else on the lot that would cause problems during the construction phase. We were presented with a corner option as well, which offered 2m more width (14m vs. 12.5m) but after going over the details, I found that you were required to leave 2m on the side and were not allowed to construct on it, which obviously meant that you technically were paying more for a 12m lot! It does seem to be a tricky process! Hopefully we made the right decision and it'll work out for us in the end. The one mistake I did make was with the length of the lot, which I went for 30m instead of 32m. Well, I wouldn't call it a mistake, as by the time we reached the office, all 12.5 by 32 lots were secured, as there were only a few. The house design we liked at Henley fits 12.5x32, so that no longer seems to be an option.
