Check out this link House and Land Also I do remember recently reading a thread recently on this forum where someone signed on a package and several months down the track found the house wouldn't fit and the consequence was huge extra cost or major size reduction. . . . . this didn't surprise me as I once checked out a package myself to find it wouldn't fit because of a sewer easement. It seems to me that a lot of these packages are 'thrown together' by an agent who doesn't really understand the building process Thanks for that advice. We secured a piece of land this weekend with an appropriate lot size that most house designs would fit onto. Given your comment, I was a bit cautious and made sure that there were no sewer easements or anything else on the lot that would cause problems during the construction phase. We were presented with a corner option as well, which offered 2m more width (14m vs. 12.5m) but after going over the details, I found that you were required to leave 2m on the side and were not allowed to construct on it, which obviously meant that you technically were paying more for a 12m lot! It does seem to be a tricky process! Hopefully we made the right decision and it'll work out for us in the end. The one mistake I did make was with the length of the lot, which I went for 30m instead of 32m. Well, I wouldn't call it a mistake, as by the time we reached the office, all 12.5 by 32 lots were secured, as there were only a few. The house design we liked at Henley fits 12.5x32, so that no longer seems to be an option.
