Browse Forums Building A New House 1 Dec 25, 2016 10:50 pm Hi. I'm building the Electra with Henley in northern suburbs of Melbourne. It's a built up area but happened to buy a block that's been vacant for 30 years. Haven't found much other photos or info on the Electra and not having a display makes it hard to visualise. Hopefully my progress pictures will help anyone else who is looking at it. I finished up all the contract signings and remaining deposit payment just a couple of days ago and they have been on site to cut and fill, install the fencing and deliver the portaloo. Prior to them starting I had to organise the installation of the electrical pit, and I chose to organise the installation of water meter through YVW as I got it done cheaper and they asked me where to put the meter and they put it hard up against the fence. Some extras we added: *Raised ceiling height to 2.7m downstairs only *upgraded kitchen, bathroom, and ensuite with the deals they had on to get stone included and more tiles up the wall. *fully integrated d/w *cat 4 white Attica stone upgrade in kitchen and powder room. *cat 2 stone fresh concrete in bathroom and ensuite *cat 5 wall tiles and floor tiles in ensuite *Cat 5 floor tiles in remaining areas. *timber stacker doors *refrigerated ducted air con *luxury electrical plan (pretty sure) *Colourbond roof (free with promotion) *Timber front door and laundry door *silk overhead cabinetry *Copper and timber handles for cabinetry throughout house * flooring after handover (cheaper and better quality stuff. Dark grey carpet and oak laminate flooring) *Upgraded ensuite bath to be spa sized but no spa. *Shower to downstairs powder room * neiches for all 3 showers *straight arm shower roses instead of shower rails * double vanity for ensuite. *added a couple of batton lights and outdoor junction boxes *added PowerPoint to powder room and to butlers pantry and hallway *got a bench top and some cabinets and washer and dryer space in laundry. *double glazed window to while house excl. stacker and windows on external doors and the little window in the front door frame. *moved the outdoor unit for air con and moved the tap to behind the garage. That's pretty much everything I can think of at the moment. Our contract price was $353000 but had a few allowances so may go up or down. Already received 6 star energy rating which credited us $4600. Other than that I will show our progress throughout the build and hopefully all goes well and to plan. Signed contract in October but land has been delayed from December to May which is disappointing but may also be a blessing in disguise as it will enable our family to stay in same schools til end of a school year. We are currently in Eastern suburbs, building in Western suburbs. We are building the Palace lux Q1 5BR, with structural changes making it 47squares. Good Luck with your build. With the energy credit did you use it to add upgrades, as this is what we are hoping to do. Re: Henley Electra 2016/2017 build 4Dec 26, 2016 12:20 pm We didn't plan to but we did, we added the integrated dishwasher and we added 2 data points for internet and upgraded some handles for bathrooms that we hadn't yet. Bank also stung us with a 4K bill as the broker 'miscalculated'. But we will get an allowance back for generator hire. And they allowed $14000 for all the safety oh&is stuff. 2k for rock as well. So we will se how all that goes. Gypsie rose bricks. Standard facade with only the required render as they wouldn't allow me to have bricks only. Stain for front, laundry and stacker doors. But white Attica bench top, charcoal bottom cupboards and white silk overhead cupboards. White subway tiled splash back with a darker grout as I have had too much trouble with lighter colours getting dirty. We liked it best. Also the garage being set completely to the side of the house giving more space at the front of the house. Not sure if all the rooms individually are bigger or smaller, but we liked the lay out. Also there was a roller door at the back of garage. The starting price was very low compared to others. Adding the 2.7m ceilings also makes the ground floor feel bigger than it probably is. Thanks mate. Indeed the layout is one of the reasons that we are looking at Electra, particularly because we will have a bigger backyard. Did the Henley salesperson walk you thru a Electra house under construction/completed to get a view of how the house will be? The salesperson I am talking to is unwilling to do that so that's one of the reasons we are hesitating. They didn't offer but we were able to obtain an address from him and we just drove over there and gave ourselves a tour. It was in frame stage. Where are you located.
