We are looking at a 2000m2 block in regional Victoria in a stage that is soon to be released. We have been in contact with numerous builders to start getting quotes of plans to be an idea or what is in our price range. I am the first to admit I have expensive taste and am worried that upgrades are where we will spend a lot of money so wanted to find out off you guys what certain upgrades costed you! Upgrades we are wanting rough prices on are: Downlights (price per downlight) Freestanding baths (upgraded from standard) Tiled shower bases (1200x900) Upgraded kitchen benchtops from laminate to caesarstone Mirrored splashback in kitchen (from tiles) Window splashback in kitchen (from tiles) Soft close draws in kitchen Soft close toilet seat Semi framless shower screens (1200x900) - upgraded from framed Ceiling height upgrade to 2550mm or 2700mm Increased internal door height to 2300mm Front door upgrade to timber with glass panels Upgraded handles in kitchen and internal doors We are also after rough costs of landscaping such as Concreting (80m2) vs Timber Decking (80m2) Slat fencing (2m x 10m) Colourbond fencing (150 metres) Sheer linen curtains to 10 standard sized "bedroom" windows (floor length for curtains) Solid roller blinds to 12 standard sized "bedroom" windows (60"x72") Buffalo turf and soil for 120m2 Sorry for so many questions!! Re: Upgrade Costs? 4Jul 19, 2017 9:42 am Hi, you'll find that different builders charge different upgrade costs, and have different inclusions and offers, so you will need to compare between them once you have found a few builders. We were originally going with a large builder and their upgrades were fairly expensive. When we changed builders we found the upgrade prices to be reasonable, plus they had different inclusions so some of the things we wanted upgraded were already included, such as stone benches in the kitchen. But just from my experience, here are the approx prices paid for some of the things you listed which we did: Splashback - tiled to mirror - $1,300.00 Front door upgrade was going to cost about $800.00 with first builder, second builder had a door that we liked included. Handles in kitchen and doors - about $300.00 - $350.00 for both We added extra stone in kitchen by adding waterfall ends to the island, making the island wider and also added an extra 3m long bench - about $3,900.00 (though I have seen the actual invoice for the stone for the whole kitchen and it was $4,100.00!!!!) Downlights - our builder was going to charge $150.00 each (!), we had a sparky friend do it at cost after handover instead. Concreting and decking is hard as it differs by supplier. We just had about 70m2 of plain concreting done (paths) and I think it was about $4,500.00. We are getting decking quotes at the moment and they have differed dramatically from $250.00 per square metre to $420.00 per square meter, and were based on the same landscaping plan. Fencing - timber - ours cost $3,000.00 (our share) for two sides - one was about 35m long and the other about 40m long, so about 75m long all up. So the total cost was about $6,000.00, divided with our neighbors. Hope this helps a bit. My blog: tashandpaul.wordpress.com Re: Upgrade Costs? 5Jul 19, 2017 10:27 am Where building and with who? we were looking at 2 designs with the same builder both within 0.1 square of each other. one was part of the "luxury" designs and was about 20K more than other. we did some common upgrade but once we put the same things we liked to the cheaper, eg tile shower base, stone benches soft close draws plus a few other things, then the cheaper house came in at 35K more than the other. SO def worth checking out their different packages as it can save you some serious coin. We are going with GJ gardner in QLD and have are building from the 'prestige' range (I have no idea if there are other ranges but I am sure there probably are) as this is the only range that our house plan comes in. I have listed below how much each thing has cost us: Downlights (price per downlight)- included as standard Freestanding baths (upgraded from standard)- included as standard in master, uncertain of cost to upgrade main bath but wouldnt be more than the cost of the bath ?800$ Tiled shower bases (1200x900)- included as standard Upgraded kitchen benchtops from laminate to caesarstone- included as standard Mirrored splashback in kitchen (from tiles)- not sure of cost, tiles included as standard was $20/m I think mirrored splashback can be a couple hundred per metre so however many metres your splash back is times that by about $180-280 for upgrade cost (we upgraded our tiles to some which wree $150 a metre and we have a lot of splash back and it was about $600 ish more but that includes a pantry as well) Window splashback in kitchen (from tiles)- its probably cheaper as you dont have tiles, when we added windows it didnt cost us any extra Soft close draws in kitchen- Ours are soft close as standard. We can upgrade to the better soft close but i think its $30 a drawer? and I really dont see much difference. Soft close toilet seat- all our toilets were this but we upgraded to a better looking toilet, I think this was about $340 each? Upgraded handles in kitchen and internal doors- we removed handles from all bathroom and kitchen cupboards this was an extra 10-30 each drawer i think i could be wrong (could be a lot cheaper) but i think it looks a lot nicer to not need handles but as above have said.. some builders have these as standard others charge A LOT more for upgrades and while they seem cheaper on the face of things are actually a lot more expensive. Sheer linen curtains to 10 standard sized "bedroom" windows (floor length for curtains) Solid roller blinds to 12 standard sized "bedroom" windows (60"x72") Buffalo turf and soil for 120m2- sir walter is $9 ish per metre, if you lay yourself that is the only cost (easy enough to do) but you will either need to pick it up or include delivery.. soil depends on how much you want. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 8250 Looking to tile the facade pillars rather than rendering.
