Building A New House

Hi all, we've finally taken the plunge and decided to upgrade our family home.
We've paid our initial deposit with M and now trying to get the floor plan just right. We've chosen the Vantage 48 and building in Kalkallo in the northern suburbs of Melbourne.
Would love some feedback on what you think will or won't work please. I know everyone will have different experiences, preferences etc. but I just want to make sure I've thought of as many angles as possible
The left side is the standard floor plan, right has the changes (not to scale as we're waiting on draft drawings back).
EDITED - front lounge room on the ground will be used as a media room. Also, we thought of moving the leisure to the front upstairs because there is a balcony to the original bed 2

Love this floor plan! After living in my house for 6 months we have come to a few agreements on what we would have done differently. Of course this is based on our needs and lifestyle. No kids, never going to be any kids etc. my floor plan downstairs is very similar to yours.
If I had my time over, id do away with the front sitting room and make my media (where your study is) bigger- making the front sitting room more of a study size (or would stretch the house more and make it a bedroom but have it so that the entrance doesn't look in on it).
Upstairs- if you have kids having this may be why you have moved the upstairs leisure away from your bedroom. But having it at the top of the stairs will make your upper floor feel sooo much more spacious.
I also have an entrance to my wir directly off the main hall. This has been the best thing ever as I can access my wardrobe while hubby is sleeping. There's a cavity slider from there into my main. Would you need this access? You could remove the broom closer to include it. However it seems your opening from wir into the bedroom is big- may need double doors if you go down that path.
If you leave living at the front upstairs you could shorten your void, move the door of bed 4 to face leisure, amalgamate the toilet and bathroom and create a walk in linen

Sounds like we're on the same track
The bottom lounge won't be used as a lounge. It will be a media room. Cosy place to watch a good movie or play some cards.
I felt the original study was soooo big and thought that here was basically lots of walking room in the middle that I thought was wasted space which is why we shortened the depth of the study to make room for the media and bar. Waiting for the final measurements though as I'm worried about the sizing of it all.
Intersring idea with the hallway access to wir! Never would have thought of that at all.. exactly why I thought posting here would be a good idea .
I absolutely loved the idea of the lounge in front of the stairs it was so big and open. The only reason we moved it is because our facade has a balcony and we didn't want a kids bedroom To have it. Combination of security / privacy as well as giving the whole family access to it instead of just one person. We do lose about a metre off the length of the lounge though... so I hear ya. Now got me reconsidering again!!
Thanks for the WIL tip too... the linen thing has been bugging me. We've tossed a few ideas with closing off the front good all together and just keeping he dining one as the main feature, and tbis gives a whole lot more floor space up the top to play with.... might have to toss that idea around abit more
Your floorplan is soooo similar, it's gorgeous. Do you mind me asking what your measurements are for your butlers and media? Is the space big enough?

yes, I am. I have a narrow lot so I'm still deciding between the Sentosa and the vantage.
Your plans look good. I love voids. Have you considered a Jack and Jill between bed 2 and 4?

Have you considered increasing your external window/door heights in the family/dining/living/study/laundry from 1.8m to 2.4m?
Also how about converting the family/outdoor room window to sliding doors?
What about bulk heads in the pantry, master bed, wir 1, cinema room, entry hallway?

All door heights are all increased throughout ground and 1st floor. We have requested to change the windows to the dining/alfresco and family/outdoors to sliding doors and then all 3 sliding doors increased in height and width. Hoping for the open feel from indoor to outdoor space. I haven't actually seen the next draft yet so hoping it's actually been done.
with the bulk heads in the pantry, master bed, wir 1, cinema room, entry hallway... did you do this? I do think about it for the master and cinema but worried about the cost for this, but i love the look of them.
How did you find the build quality and experience with M?

Hi, thank you for posting this. We are also looking at building V-48 but looking at other options too ... Can you please give us some idea what is base price ... what upgrades you have done and what you hoping in the colour appointment upgrades..... any idea for total cost around what mark ?... there is very less to none information on what is included or not on the M site.
also what would be site cost ?
really appreciate your guidance on this.

We were also considering building the Vantage by Metricon too. We were considering the Vantage 46 which had a base price of $404,100, however this was the 3rd of January. We absolutely loved the Lodge facade available with the Vantage!! In the end, however, we decided on the Zanzibar 45 due to the bottom floor having a master bedroom and alcoves in the first floor bedrooms. The base price for the Zanzibar 45 was $398,500 at the time of our signing.
Site costs vary depending on land quality and also facade. The site costs for our block was around $18,000, whereas for the same house on another block in the same estate was $28,000. Before signing the papers, we realised that the site costs produced were not based on our block but another block and the consultant quickly fixed this up and ultimately saved us $10k.

I've been reading these threads with interest for a long time, many thanks to you all for the photos and information!!
On Easter Monday we put a deposit with Metricon to build a Vantage 48 Plantation in Melbourne. Have been doing all the design variation discussions at the Metricon Glen Waverley display opposite Studio M.
Will start my own thread soon, if we go ahead with it. From initial discussions it looks like our site costs will be >$60k, so this is a big factor in deciding what to build and what variations we can afford.

Wow r_13, $60K for site costs is a lot - definitely a big factor. Is this simply due to the size of the house (what a beautiful big house!), or because of the block levels/trees/etc? We are building a Glendale 42 on a very flat block with some fill, and have been quoted $35-$40K. We should know exact costs at our upcoming Prelim Contract appointment, as they have done their land surveying now.

The site costs will be high due to cut/fill because of the amount of slope. In addition, it's a battleaxe block so the services need to be run from the street past the front property which increases the price a bit. Carlisle and Porter Davis both knocked us back for quotes due to the block shape and slope, so I will be happy if Metricon will go ahead even if they have to charge us a bank for the sites.

At the end of the day when you have a beautiful new home, you will forget how high the site costs were – it will be hidden in the overall costs and you will be loving your new home!

joenk8i I like what you did with the larger WIP and the extended laundry option. I have also enlarged the WIP in lieu of the WIL and created a Butlers.
How is the process going for you?

Shallow cavity is just for ventilation. Unlike in brick veneer situation, it is not used for water/moisture removal and hence, doesn't have to be deep enough.
