My partner and I are in the process of purchasing a block of land and looking to build a house. We are looking to do it right the first time and are seeking any and all advice before we rush in. We are both young (Me 25, partner 21). I spent the last 3 years living in a share house built by my good friend with Dennis Family homes, so I have an outside perspective of the process involved. The land is 850m2, in an estate in a central Victorian town. All services are there except natural gas. It's very level and site costs should be minimal. 1: What questions should we be asking when we first look at display homes and talk to builders? 2: What builders are good? What are bad? Are they all the same? 3: Is $200,000 a reasonable budget for a 4 bedroom home? Is that way too little and we won't get much? Is that plenty and we should have no trouble? I know these are VERY broad questions, which depend a lot on our exact circumstances, and don't expect exact answers. We just want to make sure we do it right so any experiences or advice from anyone is helpful to us at this early stage. Thanks in advance Re: First time builders advice 2Jul 16, 2017 9:11 pm 200k seems very cheap to me for 4bdr. My home was 180k, but my builder is very cheap and that was 2014 prices. But you may get lucky, just don't expect too many fancy upgrades with that sort of budget. Check out the Things You Forget thread on here, that is very helpful. And Bashworth's site... I think its called Anewhouse.. or something similar is also extremely useful. Re: First time builders advice 3Jul 16, 2017 9:25 pm Hi pman22, I would also consider a buying group builder like hotondo homes, there local builders who offer better pricing via a buying group. I would speak to others building in your area, also speak to places that supply builders. Speak to Draftsman and keep reading this forum, learn lots about building, types of slabs, timber quality, speak to at least 3 customers who are building with your chosen builder, and PLEASE get a inspector before you sign contracts, so he can look at it and change whatever needs changing. A builder will most likely do better when he knows, you have knowledge on your side. The more you learn about the industry, the better off you will be. Do read others building experiences here, both good and bad, you will pick up plenty even by doing this, best of luck. Can anyone give me any onfo on New Homes WA?
