I'm a draftsperson / designer for a project home builder here in Perth and after 6 years of drawing plans for everyone else, I'm excited to start my own building journey. My partner and I bought a block off-the-plan in the Calleya estate in Treeby back in April, however titles aren't expected until September, so we've had ample time to get our design in order. Due to a combination of the FHOG being cut back from 15k to 10k and the finance clause in our land contract, we were forced to rush into picking a builder and getting contracts signed before June 30. Luckily for us, I'd spent countless hours on getting the design to a point where we were 100% happy, so rushing it through was easy. Momu were very accomodating and happy to take my design and leave it unchanged. The process hasn't all been easy though. When we signed up, the developer had a rebate offer, giving us 10k back at settlement, however the bank didn't like that and devalued our land by $10k, so our rebate goes straight back to bank This was cash we were counting on to help us finish the house, so it was pretty disappointing news. We didn't hold back on our upgrades as we see this as our forever home. We love the area, friends and family are close by and it was within our budget. The list is quite long, but I'll try and summarize it as much as possible. - Individual design with double brick construction and a Colorbond roof - 30 course plasterboard ceilings to House, Porch and Alfresco (2.6m) - Rendered front elevation with feature face brickwork and 2 course face brickwork to remainder of house - 1200mm Entry Door - 20mm Essastone benchtops throughout (30mm to Kitchen with waterfall end) with Laminex cabinets - Caroma plumbing fixtures throughout - Paving to left and rear sides of the house There's a fair bit we'll have to do after handover as the builder wanted crazy money for them to do it. We are near the proposed primary school and if the weather gods play nice should have earthworks starting on Monday. Your plan looks great! We had a client in a similar situation to yourself as I was following the job quite closely to get an idea if there would be delays with ours. They are on Frangipani Road in the Grandis section and didn't get titles until laye Feb, however I believe they now have a roof on there home. Who are you building with if you don't mind me asking? I've had a look at the latest satellite imagery I have available (June 7th) and it looks like they've started cutting in the road, so it looks like they are on target at the moment. Hopefully the rain doesn't cause too many delays for us though. We are living at home with my partners parents, so if there are delays, it just means more time to save some extra cash! There are about 5 houses started along there. We are building with HGWA who have been good but soooooo slow with admin process. Hoping they will up the ante with the actual build! We had anticipated we were going to spend some more money, but it came in over budget. Cut out a few items like upgraded doors and light switches and ended up around 4k over. Signed all of our settlement documents today as well, so that should all be finalised in the coming weeks. Have been told a slab is penciled in for late August, assuming there's no issues with council or other days. So excited now! So exciting to see it in person. Settlement is next Friday and I should get my survey next week, so the plans will go into council for a building licence in about a fortnight.
