Here we go again!!!
We are planning and I would love a few opinions!

We are almost finished the working drawings for our new home.
We designed the home ourselves with the help and guidance of Paul (our Builder).

But as we all know, there are always things that are overlooked and you curse about once you move in!

We have so far decided on Concrete flooring through the Entry, Main Hallways and Main Living, Tiles in Wet areas & Carpet in all other spaces.

We aren't having cooling put in with the build - we will see how we go the first summer!! We have Double glazing on all windows and we figure the concrete floors will help keep us cool.

East is the WIP/ENS/WIR side & West is the Garage side.

Looking forward to some opinions!!

We have a fence on the left hand side of our block, as our neighbours moved in quite a while ago.

Not officially!
Our builder does that a bit differently!

Once we are at Lockup stage then we go and pick everything!! Makes finance hard, but we will make it work....
We already have a good idea of what we are doing! I'll put photos or my link to the mood board up when I get a chance...

We are getting close to a start date which is exciting!!!

Timber Posts for the Front Porch - Stained (not sure what colour yet)

We are thinking that we will Deck the Front Porch & The Alfresco. We know it can be a lot of work when its exposed to the elements but I wanted it for the front porch. I think it feels a bit nicer than a concrete porch (Which we have had in our last 2 builds) and will bring a bit more of the timber element into the facade.

Just sent off what will hopefully be our last lot of changes to our working drawings..... We are up to Revision N... and figured out that this process started back in NOVEMBER 2016!!!!!

I'm at a stage now where I want the planning to be over and have something to show for it!!
We keep telling ourselves that it will all be worth it! Just be patient!!!

It took me a while, but I finally got some internal Moodboarding done.
Here goes!

Concrete Flooring through the Entry, Main hallways & Main living. - We want the concrete look, no Grind.

Large 'Barn' Doors for the entry to the Main Living Room - 3x Ikea 'Hektar' Pendant lights for above my Island

This was my inspiration for the 'Coffee Bar' idea next to our Island bench... It will be almost identical (WIP door on the right, wall on the left) the bottom cabinet has drawers, which will be where all cutlery & Crockery will be kept.

Our Laundry layout is similar to the below - Dryer over washer, with bench and sink next to it and overhead cabinetry.

Including Laundry Hampers!!! (must admit I'm a bit excited about this bit!!!)

And something like the below for tiles - I like the White (Kitchen & WIP, and Grey or Pewter for the Laundry - Not sure about Bath/Ensuite or Powder yet!) and the last one is something along the lines or wet area floor tile..... concrete look.

Same! That one and the one below it are my favourites!

We are waiting on a quote for 2 Pac cabinetry all through the house.... I'm bracing myself for something way over what we can afford

.... hopefully we don't have to compromise on the look that we want...

I would like bins in the kitchen and WIP the same but am struggling to find ones I like....

Hi Nat, WOW! Ive been follwing you since the Carlisle days. We're still in our first Carlisle home and looking to get into our next home little bit further from Melbourne. Do you mind me asking where abouts your builds are? We're looking at Gisborne.

we are in Gisborne, beautiful little part of the world! Close enough to the city but far enough away that you have peace and quiet!! Plus great resale prices!

This is number 3 for us in Gisborne, all within 5 streets of each other!!

Are you looking at any builders or estates in particular??

nattabs we're currently looking at Gisborne Fields. We went for a drive around absolutely in love with what we see. There are a few blocks we would like just hope it fits in our price range. Builder wise we'd like to design our own place. Depends if it falls within our price range.

Gisborne Fields is great! Our first 2 builds have been in this estate, and our third and about to start is just up the hill in 'Olive Grove'. Its a great 'country' feel.... Everyone says hello when I take the dog for a walk and all of our neighbours have been great!
We are a 2 min drive (30min Walk) from Gisborne township and 2 mins from the freeway - Highly recommend the area!

There are quite a few places going up with smaller custom builders - We are dealing with Quantum homes. Their homes are beautiful and as you can see have designed our place from scratch! No extra cost for this (however I warn you - the process of designing home is the biggest pain, and an incredibly long one!!) There is also Keough Homes and Wright homes that have both had a few houses go up recently.

Ok!!!

So we signed building contracts last Tuesday!!! YAY!
Apparently it will be about 8 weeks for planning (council etc.) and then slab and hopefully frame before Christmas!
Paul said that hopefully be in this time next year!

I have spent all day on the computer stressing about whether our selections are going to look any good, so decided to play around with my computer and create it myself!

I'm very pleased with the result!
We changed our mind on one thing... the colour of the gables... Originally we were thinking some sort of light grey back with darker grey slats, but decided on surfmist (colourbond colour) and we will match the facia and downpipes with it.

Frot door will be gloss black, couldn't find a photo of a door I like that turned out any good! So made do with this one.

I'll be interested to see how close it is to the real thing once its done!
