Now waiting for vendor to clean rubbish and slash weets on the land Then we inspect and then settlement . Vendor will advise as doinas lots clean. Still waiting for adjustments statement from conveyancer. Got our solar seg number and waiting on hickies to let us know if we need to pay exyra to use it for our solar meter. (Euther way will cost us begore handover pay hickies after handover sa power network for swap and installation) Settlement will hopefully be this week and construction will hopefully be soon! Wuld think they would want their $$$ lol Re: First jome build SA Hickinbotham 64Aug 18, 2017 1:49 pm so another week gone and emails send to our conveyancer, with still no change/reply or any info regarding settlement or a date for settlement, begging to get a bit frustrated with this waiting for the adjustments statement and a settlement date, was initially told when finance is approved it will be 2-4 business days to settle which has not happened and so far no info on when this will happen. not sure anymore what the hold up and delays are now.... Initially was told to pickup loan papers, and sign and drop off to financer to reduce the whole settlement process with a week so far it has not changed anything to the timeframe and we could have saved 2x trips to the city and parking for both times . settlement is now holding up our building process and our build can not be released till we have settled.... with these new delays we will definitely be affected with the closure over the holidays during the building. so far for "settlement should be this week" just at this time feels like we are the one chasing up things and absolutely get no communication from our conveyancer in regards to what is going on or what the delays is.... hoping to have some news by the end of today! Re: First jome build SA Hickinbotham 65Aug 18, 2017 1:58 pm bummer. is it just the vendor dragging their heels? better with them doing a site cleanup before settlement though otherwise they wont do it. but you would think with houses on either side etc that there wouldn't be much for them to remove unless they dumped rubble from siteworks on neighboring land on your block. uneccessary waiting sucks. Both of my delays are my own fault and if not for my floorplan change i would probably be at frames by now and with a roof not designed for solar as probably wouldn't have picked it up back then Re: First jome build SA Hickinbotham 66Aug 18, 2017 2:08 pm Yes building pallets and stuff dumped on the lot plus weeds over 1 m high Sad part is all other lots thats still not sold is in a good condition weeds/grass trimmed and neat. But for some reason they did not maintain our lot at all Our poir neighbours having to live with this mess, but finny enough both neighbours homes was finished in 2015. If it was still in a good condition i would havd used them in the garden with the landscaping ideas i have But unfortunately looks like someone had war with it mot to mention plastic chairs too. More concerned with the high weeds than the pallets. But slso saw broken cement block pieces and other stuff between the weeds. We informed them of it when we first saw it and the lot was still decent but nothing was doing or maintained in the last3 1/2 months... (And no family we can bunk with till we get house, and lease cant bd extenddd) Re: First jome build SA Hickinbotham 76Aug 18, 2017 4:34 pm going to be very close, hope you don't have any more delays. short term accommodation is not good if required can only go by mine and i did settlement of land separetly when land settled they took land price less my 20% deposit plus all costs and adjustment from from my account from what i understand when my construction commenced and they draw down their first payment for the slab the bank will take all funds from my account that are required to fund the mortgage value plus other supplied quotes to its full build value. eg. my mortgage is 80% of build value they will take all remaining funds required to reach build value plus costs. then at the end of the build i get them to pay out my flooring and concreter at the quoted price (unless cheaper) with me covering any shortfall if price is higher but its a question for your lender as homestart are probably different hope my example is not confusing Re: First jome build SA Hickinbotham 77Aug 18, 2017 5:34 pm Got our statement total of 2100 to pay in before settlement (1650 from shortfall of valuation and rest adjustments if rates etc). Conveyancer said delay on vendors side. Their bank cant settle and bd ready before months end! But if wirst case we would just go camping for time needed and store furniture If we go by 18 week build cause over holidays they should be finished just after they reopen. Then pci and 2 weeks later handover so should have keys early to mid February 2018 Abd have have between 1-2 weeks to move. Probably get a pod and pre load it and either way go to storage or new property. Not even gona try to move with trailer and ute with the time frames. Just a pod is easier if we need to store Re: First jome build SA Hickinbotham 78Aug 18, 2017 11:35 pm pod would be safer from the sound of it not to bad an amount to pay in for settlement if your lucky you will get tradies that do work during the shutdown on existing job and it will leap a bit while office is shut. make sure you qualify for the 18 week build time as well as i know they have all sorts of exceptions to avoid paying at least settlement is only 2 weeks and hopefully you will go straight till release for construction as all the hickies stuff will be sorted out Re: First jome build SA Hickinbotham 79Aug 18, 2017 11:44 pm Yes we qualified for 14 week build but with shutdown adds an extra 4 weeks if we take settlement on 31st and 2 weeks later construction start then our 14 week date is 14 december, not sure if the will do keys etc in closure or take risk of having a complete home over closure locked up. Then 2 weeks to get keys when opening sets us at start February. All depending on how quick they go and when they will. do keys. Wonder if its just trades that close or office too..
