Browse Forums Building A New House Re: First jome build SA Hickinbotham 41Jul 31, 2017 6:51 pm So our council application went in on 26/7 and we got an email today saying we have planning concent (stage1) now waiting for building stage 2 (told to expect 10-14 working days ) then stage 3 (1week). Wow so quick was told this could take 6-8 weeks and whole process about 10weeks. So looking at 4-5weeks (am in shock cause ppl said it takes ages in plaford) Spoke to our neighbors today gota love them! Had a chat about the fence that we need to remove and what they want. Awh they just said "what ever is easiest for you guys!" they have 🐶 so we will just do a temporary closure of the side and do a temporary gate to keep them safe! So blessed this was easy and went well, said just give us a call when yoh need to do it! They are so happy to get neighbours! Im happy to have nice neighbours. Still awaiting quotes for the removal of the soil scrapings! Saw a building at frame stage in same street! Had no temporary fence! Is it standard practice not to have that?everything is left open, its raining like crazy and not even protective plastic around the frame! Re: First jome build SA Hickinbotham 42Jul 31, 2017 7:00 pm how exciting that council is getting through all this so quickly!! and yay for great neighbours - not only for making it easy for now, but that you have nice neighbours!! we have been told that we don't have to have temporary fencing - but we could choose to have it across the front (will have existing fences still up) and then the markers to show where the boundaries are Re: First jome build SA Hickinbotham 44Aug 02, 2017 3:26 pm So i tracked our building approval on council website... it said pending private certification assessment (but in the detail it shows as completed today 2/08) and that only developedment approval is still needed. Does that mean we are in stage 3 of counsel approval? This has been so wuick application lodged 27/6 so todate its only been 7 days ( 5 working days) 😱 Re: First jome build SA Hickinbotham 45Aug 02, 2017 5:24 pm Do just got the notice our council stage 2 is approved! This is amazing 27/7 council stage 1 applied- received approval 1/08 2/08 council stage 2 application-received approval 2/8 Now waiting for stage 3 approval (said round 1 week) So within a week so much happened. Still waiting for valuation then financing final approval and then settlement (homestart loan) Re: First jome build SA Hickinbotham 48Aug 04, 2017 11:40 am Our financing lady called Homestart today and asked for valuation to be done soon cause we are just waiting for final stage of council. She said we will have valuation in next 3-4 business days. So should hVe same time as final council approval . Then when all goes well with that we will get final financing papers to sign.(about a week turnround) Then settlement(about a week) an then build!(2-3weeks) so we are looking at 4-6 weeks (depending on times) to start! Excited just pray valuation will be good! Yay for you. We had a small issue hickies wanted us to have kerb cut for drive way prior to construction but council said they only do it once they are ready to install driveway! Waiting for a reply from Hickinbotham what to do now. Our sales rep sai initially it will delay construction but if its a council rule we cant to nothing about it. Re: First jome build SA Hickinbotham 54Aug 09, 2017 12:36 pm SO I'm doing this funny looking dance!!! YAYAYAYAYAY We got full development approval today and got our valuation today. Final financial approval will go through in next 24 hours, then we can start the settling process. So we bought for land and home 259k (we ended up on 256k and added 3k for solar that we can upgrade after a couple of months if need be), our valuation came in at 250k! so we had a short fall of 9k BUT!!! here is the great part, we got a 10k rebate from hickies for building with them and going through homestart for financing and our blocks sold for 107k but we only paid 79k, so with what we are loaning and our deposit and everything we only need to cover 1600 for short fall. (which is better than having to pay 3k upward for a solar system after handover) so in reality our block is actually worth more but due to the recent rebates to sell the last blocks its not taken into account, but in a couple of months our house value will be so much more. now just waiting on settlement and then we can get the go to build. only other unknowns for us now is the top scraped soil removal and the drive way when its fixed costed after completion. and I think energy rating was also pc but came with council approval and was not a 6 but a 6.2 so changing our bedroom windows helped. (that was on Wednesday afternoon). Our conveyancer just informed us that that we got our formal approval for our loan, and we will be signing our financing forms soon! Yay so good. Not sure how long till settlement but think it will be soon! on the other side bit annoyed with Hickies! council told me that we need to let kerb be cut for storm water too. no problems they can do it for us, but when we asked hickies about it and if builder will inform us when it needs to be done we got this sarcastic reply "you did not wanted that included in your contract" say what??? we never got told this bit at all, and then got the reply can add it for $1500??? really $1500 for doing what? fill out a form and asking council to cut it?? really??so I'm not sure what they think if we should smell that we need the kerb cut? we thought stormwater includes everything for stormwater and how should we know this is not included if no one even try to tell us. we asked them about the kerb cut that needs to be done for the driveway that we got told needed to be done before construction commenced, and council said no way its done when construction is almost finished. So we told them this, and they said oh we can do that for you for $1500. just feels like they have all this hidden things coming up and out that we did not get told about and just wants to add extra $$$ for things council does for free. really frustrated when I ask a question and get a reply that's not helpful. after much discussion finally got an answer that it does not need to be cut before construction starts! urgh now just wondering what other costs will come up that we did not get told about.... I don't mind paying it as its for our home, but it would have helped to know in advance about these costs , especially being on a complete house and land packaging and financing through homestart its expected to be complete and not having all these extras dropped in (apparently not!!) Well one thing is for sure , they will get a full report of all this in the review we will leave for them just wondering how many others are experiencing these things..is it only with Hickies ? or other builders too?
