Browse Forums Building A New House Re: First home build SA Hickinbotham 761Feb 16, 2018 1:35 pm Urgh so our ss is on anual leave again! Seriously!!! He was iff over closure, a week after being back he was off a week again and now not even a month later he is on leave again!! Makes sence why we dont have pci next week and why our build is all over the place!!! Office said that they cant process our final invoice until they get the invoice for paving from the contractor which the ss has to send them! Why on earth will he say it can be send in advance to orocess payment and get keys at pci if he wont forward invoice of get it! This building is a joke! Re: First home build SA Hickinbotham 762Feb 16, 2018 3:30 pm How incompetent. Yes people can take leave, but that doesn't mean their job comes to a standstill. Someone should be taking over to get your stuff done Re: First home build SA Hickinbotham 763Feb 16, 2018 5:58 pm Yes! Agree: So paint was due to be completed end last week... still not completed! Paint alfresco/kitchen cornises/garage cornises not done. Second coat on downpipes/meter boxes not done. (Might be due to pavers site works this week) scotia around porch pole also missing still. Flyscreens- not done was due 12/2 Flooring was due 14/2. Apart from colour issues the main bedroom and wir still no flooring Soil perimeter prepared for paving, soil driveway dug out for paving (except cross over, guess due to people walking iver it so might do just before its paved. All soil was removed . And bin was moved to otherside. Paver said they will be there over weekend and pavers will be delivered monday then they start laying it. no garage door yet. Still appliances/ac to be installed, and above mentioned bits that needs to be done. Guess cut iff is 26/2 9 am at pci Re: First home build SA Hickinbotham 765Feb 16, 2018 6:19 pm Not really - most is paving which is done by Wednesday Then flyscreens/garage door Flooring to main bedrooms Paint to alfresco roof/ 2nd coat downpipes/cornises above garydoor and kitchen joinery. And piece of scotiaat top if pole on porch. A/c , oven, cooktop , gas water heater on day we get keys in order not to get stolen. And gas meter.mostly odd bits needed to finish up. They so far did this week: All plumbing completed, flooring to all areas except to main and wir. Site works for paving perimeter and site cut for driveway pave plus removal of the soil and site clean. Also got door handles and security doors. Tecon flyscreens/garagedoor/paint finish after paving finish wednesday so they do not need to do extra touch ups. Re: First home build SA Hickinbotham 766Feb 18, 2018 2:37 pm Went to the selections centre today wit the piece of flooring that was installed today... consultant basically said they had both colours titanium that we wanted and the vintage grey that was part of their range. She said it’s totally two different colours and our contract clearly indicates titanium colour for flooring... Also that this is the contractor that changed things and that if we want titanium thats what we have to get but if we are happy with it we can keep it... Mmm well we wanted grey flooring and not brown so if we keep it then basically we will want to be reimbursed an amount because we will need to change furniture and ither items allready bought due to the installed floor making certain yellow tones more prominent (which we didnt want and that why we took grey flooring) We will need to install fluro lights to counteract the flooring brown and to lessen the now yellow looking cabinets in kitchen and all our walls in the house (its installed theough out) whats worse even after if lifted our concern with the colour the contractor just said to ss its same colour and continued installing it! No regard to our choice we wanted at all! Re: First home build SA Hickinbotham 767Feb 18, 2018 4:02 pm Wow. How long to change flooring as that would mean a delay too. Can't believe what is happening to you Re: First home build SA Hickinbotham 768Feb 18, 2018 4:13 pm lovisa Went to the selections centre today wit the piece of flooring that was installed today... consultant basically said they had both colours titanium that we wanted and the vintage grey that was part of their range. Also said it will have to be a urgent job/after hours if needed on contractors cost to have it completed by pci Re: First home build SA Hickinbotham 770Feb 18, 2018 9:42 pm Nawsome Wow. How long to change flooring as that would mean a delay too. Can't believe what is happening to you Either before pci, or after pci inspection... will discuss options with ss but at least we know it can be done urgently (our consultant from selections explained it well) Re: First home build SA Hickinbotham 771Feb 19, 2018 7:44 pm So we have started with pavers at back next to the house... Still to go: Pavers (finish Wednesday) flyscreens Garage door Ac unit/pipe Hotwater system 2nd paint coat on downpipes/meter box Paint cornises on alfresco Paint above roller door on cornises Scotia bit around top of pole on porch Inside: Cooktop, Cleaning Bits of paint on cornises above kitchen cabinets Not much to go, but all the bits dound a lot but not much work really Re: First home build SA Hickinbotham 772Feb 19, 2018 7:57 pm When are they saying pci will be? Hope all that list will get knocked off quickly What are you thinking about the floor now that it is in? Re: First home build SA Hickinbotham 773Feb 19, 2018 8:01 pm Still dont like it Pci booked for monday 26/2 at 9am Valuation also soon Got final invoice today So we basically need painter lol then pave finish, garagedoor , ac, cooktop and hotwater just before hand over, then the flooring??? (Not sure when/what) and scotia bit Re: First home build SA Hickinbotham 774Feb 19, 2018 8:03 pm Definitely get what you want for the flooring. Your house, in your contract and you want to be happy with it. 26th isn't far away now Re: First home build SA Hickinbotham 777Feb 19, 2018 8:22 pm Mostly packed up Just bits standing around lol Cleaning as we go this week and moving everything to same room. Saturday we get our pod and will pack everything to be picked up monday! So we are on a schedule for this week! Re: First home build SA Hickinbotham 779Feb 19, 2018 9:18 pm yes , we decided we have a paper trail of the complaint about floor and then an issue with the paving invoice that we got charged for and actual work done on final invoice, and we will again raise the issue at pci, and then just get the keys if nothing is done about it by the time we have the keys we still have the proof we did try to sort it, and did raise the issue and then go to the ombudsman to sort it out, we know it can take a while through that channel but might be better off through them as they can get resources and invoices we are not allowed to see. with paving they gave a pc of $8750 we were told it is generously over quoted then today the invoice came in at $9971! but that's not all they did not even do paving where the foot path is, and it does not include the soil removal from paving nor does it include the concrete bit that goes from paving onto the road. just by the invoice alone its a 15% difference from the pc amount that was already generously over quoted. and that for what we measured today to be only 80sqm! that's like $125.60 a sqm when the pavers cost retail $26 psm, and the paver charges $40 for retail per sqm to pave and that includes the soil etc. so that is around $76 psq and then the mark up and get so that shows $49 sqm mark up! that's a 64% markup?? which according to us is not reasonable. they do not want to show us the invoices so we lifted an issue on the invoice and are waiting for feedback , depending on the feedback we will be going to the ombudsman to investigate this cause upto 5% difference you can understand but a 15% difference on a quote already over estimated is just crazy. so we have no idea what they did , or how they did it according to our calculations we should get a credit for the paving due to them not paving the pathway that was included in the original quote as part of the crossover that they now say is not included. so many issues! but with the paving we should break even at least... but we cant proof it unless we get invoices which they refuse to show us so no matter what they do we will be going to the ombudsman as they have the power to ask and receive the invoices to review the case and then the same with our flooring too, if they refuse to install correct ones we will be going to the ombudsman to review it as well. Re: First home build SA Hickinbotham 780Feb 19, 2018 9:26 pm That is ridiculous. Did you have fixed pricing for this. That is a massive hike So it looks like we finally have some movement on site!
