We are supposed to settle tomorrow and its supposed to be dond before settlement (not an hour job, will take a couple of hours) so if there is some sort of miracle they might still do it during the night (higly doubtful) Just informed our conveyancer that nothing has been done yet. So not sure whats gona happen now she said the other conveyancer ensured her on monday it will be done in the next 2 day??? Mmmm today is day 2 so who is laying.... So over the vendor they have been a pain to deal with from thd start cant wait to just be over with them Took over 2 months just to get contracts to signed then they realized they missed forms just before application went to council (took for ever to deal with everything) Then delays because waiting on their bank and now they dont keep their word and promises to our conveyancer So over them causing delays and if settlement cant be done due to ghem not keeping their side we will hold them responsible for e tra fees for our conveyancer to do all the reworking and issue new checks Extremely unhappy at this moment with then Re: First jome build SA Hickinbotham 110Aug 29, 2017 4:58 pm sounds like a sloppy vendor and yet i got the impression they where eager to get this land sold so they can finish of their involvement in their estate. real contrast to mine who was called me several times asking when i was ready to settle. Re: First jome build SA Hickinbotham 112Aug 29, 2017 5:43 pm how frustrating hope they get on with the slashing in the morning Re: First jome build SA Hickinbotham 113Aug 30, 2017 10:53 am Urgh Settlement deayd Vendor didnt clean as promised, and was vague about when it will be done So conveyancer stopped settling till its done and confirmed by us Because no definitive date could be given in writing for cleaning and they keot pushing the day when lot will be cleaned forward conveyancer said no settlement till its cleaned Vendor tried to force settlement fr today but our contract said we have to settle 3 October so we dont have to settle till then it was brought forward for settlement. And was told if we do it and get discount we pay out of pocket for it as our loan is allready approved so the excess $$ will just stay in the loan Will be a fair bit cause weeds are over 1m high and there is rubbish that needs to be taken away. And then sprayed. Cleanup was quoted over $1000 (including labour) If we fo ourselves a skip for rubbish is $200 and skip for greenery is $250 and then poison $200 and stuff to skash with etc will will slso not end up under $1000 and then hubby has to take iff work to try and fit it in before construction (we notified them of the state if the lot at the start of August so they had more than enough time to clean it) just praying they will do it today in seriously over their delays Would think they would hurry up to get their $$$ Re: First jome build SA Hickinbotham 118Aug 30, 2017 11:30 am their needs to be some penalty when they stuff it around so much. but does sound like they are hoping you will settle as is so you can get your start date and they can avoid the cleanup after all they have known for months that the block was sold and they would have to cleanup and remove rubble etc. and surely would have been easier to deal with weeds etc if they had removed the rubble on the block before the grass got so long good luck and hope it gets done today so you can settle on friday I assume that's the only thing now holding up your ok to start date? I do agree think they thought we are eager to settle just to start building and was delaying cleanup so that they dont have to do it at all and trying to frustrate use to just do it ourselves and save them the $$ But lycky our conveyancer said to them cleanup or dont get paid till you do... They asked her "dont you trust us" and she said" nonyou have only showed me that your not keeping your word and not doing things when you say you will so far how can i trust you? Put it in writing and sign it stating day of clean up and include a penalty to you if its not done on the stated day" and they did not want to they said maybe today or tomorrow or next week but last week they assured our conveyancer it will be done before settlement So it looks like we finally have some movement on site!
