Browse Forums Building A New House 1 Jul 07, 2017 8:39 pm Hi there, I posted a while back on you opinions of the Metford 28. We are build in sydney on a 15.5m frontage block rear facing north.. I have made some changes to the design of the house and just wanted some other opinions on it.. I have attached the image of it.. Its not to scale nor does it have openings on the drawing and it is rough but you will get the idea.. Any other information you need i can give.. thanks Andrew. My suggestion would be to add in a large niche to the lounge room on the right external wall. It would be a great place to hang a TV there, and it would ground the space a bit more. Building in Springlake Mount Barker SA Re: Your thoughts on this modified Metford 28 3Jul 07, 2017 9:24 pm What type of basin/sinks are you looking at for in the ensuite? Are you looking single or double? (Guessing it will be going along the wall facing the shower/wall joining the bedroom.) Are you planning on using the separate lounge beside Bed 4 as a formal lounge, a study, or possibly bedroom conversion, as you might find a better use of that space or the space around depending on what you're thinking/planning to use the area for (just a thought). Possibility if you're not needing/thinking you'd be using it as a living space so much you could think about changing the powder room with the laundry, pushing the kitchen back a bit for a larger dining/family space or larger kitchen and pantry behind the kitchen instead of beside and then a longer-more spacious laundry space for the linen closet and extra storage. Also I'd note to try to ensure there is ample sound/insulation around Bed 3 to avoid any noise issues with being on living spaces. Additionally: My partner walked in and his thought would be to switch the Bed 2?(next to master) to where the lounge is, and then shift the master back so the ensuite matches up with the bathroom for plumbing efficency, and placing the lounge at the front of the house providing a bit of extra space/privacy/noise factor from the road for the bedroom and tv-fighting with the lounges/theatre room. Re: Your thoughts on this modified Metford 28 4Jul 07, 2017 11:00 pm Looks great! I would consider including the linen cupboard next to the laundry to be inside the laundry, thus making the laundry a bit bigger and the cupboard is inside the laundry for easy access. Re: Your thoughts on this modified Metford 28 5Jul 07, 2017 11:46 pm willo06 Plan looks good. If you have to stick to this plan without changing too much. Personally for me I would swap bed 3 (the one opposite the study) & lounge. The lounge should be where Bed 3 is and vice versa. That way you'll have the powder room opposite the lounge and Bed 3 would be big enough to fit in a desk perhaps. I wouldn't put a TV in the lounge, there is already a home theatre and a family area which will have a TV. The Lounge for me should be visible as you walk in the house. You could also put in a fireplace in the lounge and have 2 side windows (2100x900mm). Something like: Good luck.
