We're about to pay a deposit for a corner lot (576m2, 18m X 33m), but have some concerns because our house choices are limited due to easements (2-3m) along the side (secondary street) and front of the house. Our short-list is metric0n grandview.28, mjh havana.28 and sim0nds flinders.28. We will have to flip/change rooms to get the best possible orientation. Any advice on this would be great. We won't be left with much of a backyard because having to fit the house within the easements. We'll have to pay for a longer driveway due to set backs, and might have to live with a side yard rather than a backyard. Not sure about this as the side yard would be along the secondary street side. I'll try to upload the lot plan and the house designs (or links) as soon as I figure out how to do it! What are your thoughts on building a 26-28 square house on a small/average size corner lot? Should we or shouldn't we? Our budget won't allow us to go for a two-storey house. We do like the three designs we've picked. If anyone can suggest anything that would fit better, we'd appreciate it so much! We have a corner block also but not as rectangular as yours. Options would be endless. Yes you will probably find that you will have more side yard as opposed to back yard but you could work this in your favour. Kitchen outlook with window splashback, side alfresco... Or check out your set backs, you will have different setbacks for garage and habitable rooms so flipping a plan might help move your house forward enough to make full use of your yard space. Keep in mind, with corner blocks comes a lot of fencing and possible retaining. Retaining is a grey area and you may foot the whole cost if you are the one that alters the natural lay - I say this because we are currently living this nightmare. I hope so too but when we spoke to the builders, they seem to position the houses way back in the block, leaving about 2-3 meters of back yard. I'm also not sure about the orientation - because north is on the north-east corner of the block and I wouldn't like to have our living areas in that corner looking at the side/back fences of our neighbours That's why I'm thinking that maybe we should be looking at some other house designs with living/alfresco areas to the left side but then those areas will be facing south! We have thought about the fencing. Just have to grin and bear it I guess... Hope you get the retaining issue sorted soon. Thanks for tip. Will look into it too. Hi CK, We have paid the deposit and waiting for the contracts - the land won't be registered until later this year. Currently trying to get the builders to site a house for us with the available information, but they seems to site the house differently! Also getting some estimates to fit within our $300K budget. We're now tossing up between Mantra26/28 from Metricon (found out that we can't fit Grandview on our block) and Havana28 from MJH. People seem to like the Havana layout from my other thread/post. Deep down I think I like the Havana too as now we can't have the Grandview. The dilemma is because we can get a lot more house for similar price with Metricon.
