Browse Forums Building A New House Re: Henley Reserve - Cullen 45 .. Disorganised Tender ! 41Oct 26, 2017 1:59 pm Yep unfortunately we signed up just before price-rise. If the build gets pushed out, I'll definitely fight for it.. our lot has already been titled and they can start anytime - if they get their $hit together. Re: Henley Reserve - Cullen 45 .. Disorganised Tender ! 42Oct 26, 2017 4:16 pm baronx JustMia Have they provided you with a new date for the contract? Congrats on building the Cullen. It's a terrific house! No.. no dates for contract yet ! They say it'll be 4 weeks from when Tender is signed as it takes that long for the contract drawings. Last time I checked, it was 5 weeks ! Also, the Tender document we got after 2 weeks had few quotes still missing, so it's gone back again. To make it worse, I enquired from the Admin about their 'Future Price Matrix' as the delay is on Henley's end. 'Future Price Matrix' states: Should construction commence after {date} due to delayed title release or other Owner caused delays, the Owner/s may incur additional charges by way of variation. They have tried washing their hands off from any issues on their end. Makes my blood boil that spending half a million dollars with someone would still get you this sort of service ! U r ready not Henley they won’t charge u - also keep emails relating to tender price delays just in case follow my build Arden homes Votivo 37 iin south east: https://forum.homeone.com.au/viewtopic.php?f=31&t=88622 Re: Henley Reserve - Cullen 45 .. Since then we've had no response - we are at a point where we are contemplating calling the build off with this useless mob. Re: Henley Reserve - Cullen 45 .. Re: Henley Reserve - Cullen 45 .. Thinking of cancelling bui 47Nov 23, 2017 10:12 pm Hi baronx can understand your frustration. We had several issues during administration phase and now with construction. Our administrator was useless and would not respond back and if she did was rude. Our land settled in April but we were passed to construction only in August, they blamed the council due to our's being in a flood zone. I tried escalating that with our sales guy he stopped responding to my calls/messages. At the end I got my administrators manager and her manager involved too. Our house is still not complete we are building a single storey its already been nearly 4.5months. We were told we will have the house by dec but now been told it will be end of jan or feb. so over it. Our SS was changed as well. They dont care the only thing they tell me is as per our contract we have XXXX number of days to complete a house. We regret our decision building with HENLEY. They do not understand the emotional stress that we go through leave alone financial stress as well. We had so many issues once handed over to administration and construction. Our plans were drafted incorrectly had to change it 4-5 times even after pointing out as to what was wrong with it. They are quick to send invoices before or just on time of completion of a stage. Cant wait to see the back of these mobs. I would not recommend HENLEY to anyone. Re: Henley Reserve - Cullen 45 .. Thinking of cancelling bui 48Nov 24, 2017 4:23 am keysomer Our Admin is the same - she would not respond to issues. We tried escalating it to her team lead, but again - same issues. This is when we have not even signed a contract. We've started looking at other builders now and will hopefully be washing our hands off Henley soon. Re: Henley Reserve - Cullen 45 .. Thinking of cancelling bui 49Dec 18, 2017 4:04 pm Just a quick update.. after multiple emails to the admin, we finally got a reply and to my surprise they have extended the 'pricing matrix' by just a month! From there on, we will incur a cost of $1,000 per month until site start. This is after me trying to justify to them repeatedly, that the delay is from their end.. So we've decide to cancel our build with Henley and take our business elsewhere. 5 years ago, we built our first home with Porter Davis and I must say that the even back then, PDs processes were way smoother and streamlined. I would use them again, but they don't do a Conventional Raft slab anymore, so back to square one ! Re: Henley Reserve - Cullen 45 .. Build Cancelled ! 51Dec 18, 2017 7:05 pm What a joke. Sorry to hear of your troubles. We're building with Arden and have had plenty of dramas as well, but at least our admin is doing her best for us. May I ask what sort of slab PD uses that turned you away? Re: Henley Reserve - Cullen 45 .. Build Cancelled ! 52Dec 18, 2017 8:24 pm Exxie May I ask what sort of slab PD uses that turned you away? They use a waffle pod slab which is essentially hollow polystyrene boxes with a thin layer of concrete on top. The main difference is the raft is dug into the ground whereas a waffle sits on top of the site. Re: Henley Reserve - Cullen 45 .. We're building on one, hopefully after all the recent bad press, the engineering should be sound. Re: Henley Reserve - Cullen 45 .. Build Cancelled ! 54Feb 07, 2018 9:59 am I signed last year with Henley for Cullen 45, my land is going to titled in April or May 2018. I have not received single call or word from Henley apart from future matrix index will be applied on my land as its going to be delayed 3 months from sign of contract. I am in same limbo must have shower at ground floor without sacrificing butler pantry which is already 2m and no guest room at ground floor. I've been told someone will contact me in end of March to start process. my land is 16x28 with 2m easement in point cook and I cant find any other good builder who make 45sq or above on this much land. what ur plan now baronx ? what issues you had with Henley? (2 of my friends build with JG king and Granvue homes their issues are endless. JG king took 2.5 year to make my friends house even paid them monthly rent for months and he end up getting house with lots of issues and scratches here and there. so bit scared with small builder and Porter Davis and Metricon prices are already on high end ) Re: Henley Reserve - Cullen 45 .. Build Cancelled ! 55Feb 07, 2018 10:26 am We got to a similar point with Eden Brae in 2016, and pulled the plug due to lack of responsiveness, lack of care, repeated identical mistakes during tender and drafting. After receiving 4 incorrect Tenders in a row, across a period of almost 3 months, we decided to not let them waste any more of our time/money. Our current builder in comparison is like working with a friend, so there are better options out there. Maybe it helps that they can handle custom plans, and don't take on more then they should. I hope you too can get to a better place soon! Re: Henley Reserve - Cullen 45 .. My tender is next week if things does not go well I will wash my hands as well with Henley. Also they are giving me P slab Raft re in forced .What your comment on this? Re: Henley Reserve - Cullen 45 .. Build Cancelled ! 58Feb 07, 2018 10:59 am did you do any custom customization apart from builder listed..henley seems to be very persistent with custom changes. Will be good to know.. due to no display house any where my worry areas are entry width with stairs, shower at ground level and butler pantry being small. planning to have 2 sliding doors for theater room which might give illusion house is small apart from that i love this design.. I did ask them to extend length 1.5 m which they declined for dining area but approved for alfresco Re: Henley Reserve - Cullen 45 ..
