Still to choose builder. http://i362.photobucket.com/albums/oo62 ... seplan.png Re: My floor plans 5Aug 22, 2008 8:02 pm metter Yes all my own work. There are a couple of doors that could collide so might be best to move them but otherwise happy with design. The block is 3000 metres Sliding doors on the robe would fix that....nice size block...good sized rooms. mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: My floor plans 6Aug 22, 2008 9:34 pm Or you could move the door to bed 3 closer to the loungeroom. Also are you having sliding shower doors or the hinged ones. If you are having the hinged doors, you may want to consider changing the ensuite and bathroom doors to sliding doors.
Great work. I love all the storage space! But the "en suite" is huge. I think this is a very big weakness in the design. It will be a factor on resale.

This is an interisting one - I think the bathroom may work as someone could be showering and someone using the basin at the same time - very good idea when your kids are teens and all want the bathroom at once. Paula Re: My floor plans 11Aug 22, 2008 11:21 pm I like the idea of splitting the bathroom into two areas but I think the shower in the main bathroom would feel quite claustraphobic as it's enclosed on three sides and looks to be 900mm x 900mm.
The laundry is quite wide. I'd just steal some space from the laundry to make the shower/bath area a little larger. Apart from that it looks fantastic! Jo Edit: and I'd try to fit another vanity in with the shower and bath otherwise all the kids toothbrushes, etc are sort of out in the hallway on tthe toilet's vanity. Better to keep it in the main area I'd think. I leave you to fend for yourself, figure things out yourself. But, Joles, doesn't that defeat the purpose of haveing a 3 way bathroom, I mean the whole point is that someone can clean their teeth etc while someone else is in the shower Re: My floor plans 13Aug 23, 2008 12:09 am No I thought the main point of the vanity outside of the bathroom is so that people can wash their hands after the toilet if someone is using the bathroom.
Here in Vic, most of the house designs that have this set up have two vanities. One for the bathroom and one for the toilet. I just wouldn't want all the vanity stuf out on display if it was me. I'd prefer the vanity outside of the toilet just to simply have a hand wash liquid on display. Not my toothpaste and toothbrushes. And anyone with two daughters would tell you two vanities is a sanity saver! Jo I leave you to fend for yourself, figure things out yourself. As always - which way is North? I agree with the sliding doors for bathroom and ensuite. Would the double vanities fit on the adjoining wall so that you could make the ensuite skinnier and shuffle everything else down to fit a vanity in the main bathroom? Also, just check the width of your hallway (near your linen cupboards) and door into the kitchen/family area. A good hallway width is at least 1 metre for something that long, better for hanging pictures etc and moving furniture etc. Bit hard to tell from a scan how wide things are. LOVE the size of the pantry and walk in robe! Also, from a house guest point of view when I'm visiting someone I prefer to brush my teeth in private, not in a hallway. Maybe I'm just extra strange?! Re: My floor plans 16Aug 23, 2008 8:42 am Great Plan, another idea would be to put a door between the kitchen and the pool room. To me I think thats a bar in the corner of the pool room behind the kitchen and this room would become quite noisey if you are entertaining and others in the house are trying to sleep.
I would also try and put the linen in the bathroom into the laundry and keep a double vanity in the bethroom. Again, great plan though and these are all things that would suit me and maybe not suit you. You must be building this on a good size piece of land. How very exciting..... Paula Re: My floor plans 18Aug 23, 2008 9:16 am Interesting comments Lyn and Jo - perhaps this is a state thing, I think both of you are in Vic?
Certainly in SA, this 3 way bathroom set-up as shown in metter's plan is very popular (mine is almost identical, except linen opens into hallway), whilst a few have another vanity in the bathroom itself, most do not. I checked my many catalogues of floor plans, and yes, it is throughout all of them, not just me or my builder. If the bedrooms and bathroom are along the hallway, set apart from the liveing areas, and the vanity is set back from the hallway itself, its not a problem Otherwise, you might as well have a vanity in the bathroom and another small one in the toilet itself. Most of the 3 way bathrooms I have seen have a long vanity, would be waste of bench space if its just for toilet hand-washing Interesting how something you assume is common everywhere is in fact a localised idea At any rate, from a re-sale point of view, this will not be a problem as he would obviously be selling in SA where this set-up is the norm. Re: My floor plans 19Aug 23, 2008 9:45 am I think you are right Helyn, this 3 way bath is not common here in Perth either.
But there are alot of differences I have noticed within the building trades between states since being on this website. Helyn I wasn't suggesting this way is wrong or anything like that. And I didn't assume it was common everywhere. I did mention that what I was talking about was what I had seen in Vic. I also said that I was talking about my preference. Isn't that what we all do when we're discussing plans? The ideas we come up with are what we'd do? To give another perspective? I know people suggested things I hadn't thought of for my plan. I was just bouncing an idea around, I wasn't trying to suggest that it must be done the way I suggested, or that to not have a vanity in the bathroom is wrong. I just personally prefer the set up I ws talking about and I don't like small handbasins in the toilet. I prefer there to be a vanity that matches the other vanities and for it to be outside of the toilet. I'm sure many people would see my preference as a complete waste of space. But I'm certainly not suggesting that those with other preferences are wrong. I apologise if you've taken offence Helyn, but I assure you, none was intended.
