In regards to soil tests being performed to determine foundations etc, how many cores are drilled, to what depth, and does the requirement alter from state to state or council to council? Does one single core in the middle of the block to a depth of approx 1300mm seem enough, and is some of the core taken away for analysis or graded by feel on location etc and by experience? Re: Soil tests ?? 2Dec 02, 2006 5:30 pm AS2870, the australian standard for residential slabs and footings construction nominates a minimum of one bore hole to a minimum of 1500 unless rock is encountered or in the opinion of the classifier further drilling is unnecessary.
It is common for 3 bore holes to be drilled but this is only a requirement in areas subject to a lot of movement. Soil test reports will state blah blah blah as a result of blah blah blah & soil type blah blah we recommend a footing type blah blah. And very often it will state in the report - "If differing soil profiles are encountered during excavations contact 'whoever it is' before proceeding. All building work must stop until further advice is obtained." If you are having doubts as to the quality of the test ask the soil testing firm and document everything said. I got a soil test done through one builder with whom I am still having discussions re my home project. In the mean time I found a design from another builder, which was almost $50K cheaper than the earlier builder. The new builder is asking me to shell out $1K as deposit to do the soil test and drawings (I paid $500 to the earlier builder to get this done for me). When I told the second builder that I have a soil test report and do not require a new one to be done, he responded that they would have to do another test done from their panel of testers (which does not include the company which did the first test). Is this normal and acceptable? Or I am being taken for a ride?
