I have just signed contract of sale for a vacant land. Today my lawyer emailed me the Design Guidelines for New Breeze Bardia (which is dated March 2015) and it states that it is a DRAFT copy. Anyway there are couple of points in the guidelines which seems problemetic for me. One of the point states to include having a front fence and in another point it mentions about the requirement of the Front Garage width not being more than 50% of the total house width. Now I have a 12.5 metre frontage but there is a 1.5m easement to drain water running on one side of my lot. So that means I have to leave 1.5 space on one end of the lot. It is a Zero Lot line. So on the other end I can start right from the border. But because I want to have double garage on the front (which takes about 5.5m width minimum), it means I cannot meet their design requirement of having less than 50% width for garage door against the total width of the house. Has anyone encountered any problem with this? Also, is it really mandatory to have front fence in New Breeze, because I am pretty sure I have seen lots of houses there which does not have front fencing. Is there an updated design guidelines from New Breeze? The design guidelines attached with my contract states it is DRAFT and also dated March 2015. So not sure if there is an updated and FINAL version of New Breeze Bardia design guidelines. Looking at your house width - 12.5m with 1.5m easement on the side that means you have 11m frontage with zero lot. Now in that 11m, you have to have eaves on the easement side and need to leave at least 180mm on garage side. so your final width will be 11 - 600mm - 180mm, so final house width will be 10.2m 50% of that will be 5.1 and that is also good enough for double garage door because door will be only 4.8m wide. So you should be alright. Get some long brass machine screws and bolt right through the gate and put brass acorn nuts and washers on the other side. It will never come off 1 9074 that will depend on the kitchen bench depth. you'll have to specify it so it allows for both the tap and the sink 1 7392 |
