Due to the slight slope on our land we have a split ground floor level. 3.4m high celling for the entry, garage, guest bedroom and ensuite1. I was doubting that it would look good but it looks spacious and garage storage will be a big advantage to my family. To answer your question Re wall wrap, it is only worth it if you get the Bradford Thermoseal XP single foil wall wrap. Ordinary wall wrap will let your walls breathe but the true benefit of having a wall wrap is to preserve integrity of your insulation and also by having a single side foil wrap, it transforms the cavity into a thermally effective barrier and gives and extra r0.5. I am surprised that they told you 8 weeks from gyprock. My SM told me it's 12 weeks from lockup, and that's if they get everything right. Some things to look for I suggest are 1) make sure they actually put in all the insulation before plasterboard. 2) Try to be there on the day of plaster 3) if there is anything electrical you forgot, Vaccaro can help and now is the time to get extra wiring done if you need. 4) carefully check the tiling job. mine was average quality. they botched the tiles niches in the showers and in some areas their is a lack of gradient to the floor waste. I dont know about your build but mine got stagnant for 3 month at somepoint M had issues with Hebel suppliers so after so many complaints i had Area Manager on site from HO. Because my build is delayed i am assuming that they going to rush it. With Voccaro electricians i have already added lights and power points. I will take your advice on going today and making sure insulation in everywhere.The plastering starts today. After those strong winds its all over the house. For me lock up didnt happen yet so i dont know what is going on. Maybe they are just promissing too much as usual. In regards to sarking i have chatted to my neightbour who has build a year ago and dont have sarking at all. He is not experiencing any discomfort, so may be i am over paranoid. Our retaining wall was quite a saga - the guy did a good job but certainly wasn't cheap so hesitant to recommend Also we had some Council issues cause our landscape plan indicated a retaining wall height based on M's initial survey plan. Turned out that M'a plan wasn't accurate so our wall is now at least 30-50cm lower than it should be... And our neighbour wouldn't let us dig too close to the boundary to put the wall footing so our wall is like 50cm from the boundary instead of on the boundary - it's a waste of space but I'm planning to turn it into a flower bed and put some small bushes between the retaining wall and fence.. Both my neighbour have build new homes and our land levels very different from each other. I have contacted few retaining wall companies but everyone is so busy, no time for them to send me a quote! Not alone, there wont be any negotiations happening on price if thats how overheated the market is at the moment. So frustrating. I had someone quoting few month ago 22K for 30m block wall. But i need approximatly 80m all up. So i am in deep ... Good thing my neighbours are easy going and wish to save space and install fence on top on retaining wall. Flower bed is an option if you have enogh space. I am doing the same in one section , on my backyard.
