Ahh..after this build i am not surprised with anything! This are the small things which will take so long to fix and doesnt guarantee that it won't break couple of month later. These sort of issues are throughout the house at the moment- very annoying! Hi K-Real, Thanks for the pictures. Our Kitchen is the same and it looks terrible, it was not represented like this on the approved plans and drawings. We have asked Metricon to show us their plan of how they will fix it. So far they have avoided this request, Just stating it is a 'design detail' that has now been corrected for other builds. We understand that many other customers have complained about the same problem and Metricon has replaced all the kitchen cabinets to align them with the window. I am interested to know what Metricon's plan is to fix yours. I think it is always better to agree the plan on paper before the work starts to minimise the potential for disagreement later. Is anyone else's kitchen like this? I can absolutely relate to your frustration as my build is 1 yr and 4 months and still ongoing. But stay strong. You have waited this long for your dream home like me and it is worth making sure they fix every single defect before you move in because you will have a less of a chance of getting it done post handover because you have no leverage against them other than going to NSW fair trading. And thats worse, because you will be living there and it will be your home and you will look at it every day. I was lucky enough to pick up this design error whilst going through the plans at Studio M. In my view it is the responsibility of Kitchen Culture and your Studio M consultant to point this sort of detail out. It is bordering on negligence that they haven't. I remember having the conversation when I asked if the bottom of cabinets would be visible from outside and they said yes. I only knew to ask because I read about it on this forum. My wife and I laughed loudly and said "who wants to see the bottom of cabinets from the outside? plus its a hygiene issue since the window is a backsplash". And so a note was made in the documents that the bottom of cabinets must align with the top edge of the window and the problem was solved. The reality is this is a debacle. The default design position should be the windows align with the bottom of the window and the Exception is that they over hang. Not the other way around. The one thing I learned during admin stage is DO NOT TRUST ANYONE. Even if they are all smiles and say they are an interior or kitchen designer, you cannot trust them to have your best interests at heart. They mean well, but the Metricon process is designed to grind you down so that you just become another Oompa Loompa. Imagine if this is how we are treated as customers, how must they treat their staff and suppliers? I have been through 3 site managers, 2 construction managers and 1 construction director. Employee turnover is a KPI for any service business and it says it all really. I had a very capable Kitchen Culture consultant, but little things were missed. For example, we requested a bench height of 960mm to account for the fact we were having 40mm timber flooring installed. When I got the final plans back, the kitchen bench and island were 960mm but the butlers pantry was set to the standard 900mm. I mean honestly WTF?!? Why would the pantry be any different to the kitchen. I was given the reason that its in a separate room with closing door so they didn't want to assume. If you are not happy with the fix, do not accept it. Tell them you want it redone properly and you're not paying the final instalment until it is. Show them the plans and if its not on there, you have a solid can if you go to NSW FT. They will soon understand that you are not the kind of customer who will accept a timber infill behind the cabinet and window. If you do accept it. Make sure they at least silicon the edges or else grease will seep up behind it. Can't believe this same issue keeps happening for so many customers!! They did the opposite in our house, the cupboards are higher than the picture window.... Re: Building Liberty 45 Vogue in Dee Why 114Jan 19, 2018 11:59 am I've now just gone and looked at our plans too and it looks like it aligns with the window level but I will be double checking it! Re: Building Liberty 45 Vogue in Dee Why 115Jan 19, 2018 3:33 pm My plans show mine above the window so they'd better make sure it happens. Re: Building Liberty 45 Vogue in Dee Why 116Jan 19, 2018 4:56 pm blackcat20 My plans show mine above the window so they'd better make sure it happens. We are are that other customers have required Metricon to align the cabinets and window before payment. The various inspection companies should be all over this. Also suggest you make sure if it 'happens' it doesn't affect any design dependencies like the butler's pantry cupboards and tiling etc. Our suggestion is if Metricon offers to 'fix' this defect make sure they show you a plan first of how everything integrates for your approval. Put it in an email to your Site manager and cc the CM. If it is not listed specifically as a variation in your Kitchen Culture paperwork..... As I said before, it seems their default position is to hang the cupboard below the top edge. He said that the correction "obviously will not help you", and we would have to accept it this way because Metricon would not change it. He later told us he would fix it "out of his own pocket" however this did not happen. In a later meeting Metricon's senior area manager declined to fix it. It looks terrible so we have requested they change it and are awaiting their response. The plan documents that we had signed that show the window and cabinets aligned. In addition, all of Metricon's display homes and marketing materials present the kitchen window and cabinets aligned. I suggest people check this 'design detail' in their homes.
