Browse Forums Building A New House 1 Jan 22, 2015 8:06 pm Hey guys, Myself and my fiance are building the MainVue Amalfi 428 in a new estate. Land should title in May of this year, hoping to commence building in June. Was overwhelming at first but we are on top of it now and really looking forward to it. We are first home builders and buyers! If anyone is interested, or thinking of building the same type of house with MainVue, I'd be more than happy to keep up a thread with our progress, I'm sure I could learn a thing or two too. We have have a few mods to the basic plan - these are the main ones: - Sliding door to ensuite - Sliding door to WIR - Double sliding doors to theater - Closed in 2nd butlers entry with shelving - Swing door to butlers - We are also having 2400 high aluminium sliders instead of the timber off the living and dining. We had previously gone down a long 4 month ordeal with another builder, we had paid our initial deposit and waited over 12 weeks for drawings. $5,000 magically appeared on our quote among other goings on and we got out of there! Im happy to offer up more details of our dealings privately, they're a smaller volume builder based in the south west of Melbourne. We just had our first color session with MainVue and to be honest, the way things have been going, we have been more than happy! I'm interested to find anyone else who has built the Amalfi 428 and what they thought of it. Cheers. So at the moment we have narrowed it down to two each. Boral bricks: Domino (haven't decided if we will get the 50mm or 75mm bricks) UTF Artesan flooring. Cream (lighter) or Venice (darker) Cream Venice is on the left, cream is on the right. Ignore the grey at the back. Has anyone here had experience with either of these two floors? Wondering if the venice would be too dark, or the cream too light. Hard to visualise laid in an entire home. If anything I guess we would like lighter as it suits the rest of our color scheme. Our kitchen will be white, white, white. Cheers. I think i will start my own thread/blog once colours are decided! I have added the ensuite concept as per the 632 with the free standing bath, deleted the second entrance to butlers and added shelves, with the display butlers with stone/sink, a timber picture window to dining, double cavity sliders to the theatre and mirrored doors to the BIR. I have just purchased a block of land in a new estate which fortunately has just titled a couple of weeks ago (thank you to the couple that pulled out very late so I could get that block!!) I looked a one million display homes but when I saw the Mainvue Amalfi, I knew that was it. So Far so good, I have just left my second deposit to lock in promotions etc. Colour Appointment coming up in a few weeks. I have decided to upgrade a few things on the house: * Grand Alfresco * Luxury Electrical Package * Increase ceiling heights to 2720mm * Square set cornices to all areas except back bedrooms/bathroom * Sliding door to ensuite * Closed 2nd entry to butlers with shelving * Translucent doors to the whole house * Few other small details I'm building with the Vista facade with part render but very unsure about colouring still. I'm finding I'm more decisive about the interior colouring than exterior. I've also decided not to have the sink in the butlers pantry but would like the cupboards above the bench but can't really justify the cost. As I've mentioned, our land will hopefully title in May and we are hoping to be in by the end of the year! A list of our added extras: - Raft slab - Closed second entrance to butlers off with shelving - Added a swing door to butlers entry - Double sliders to theater - Changed WIR door to slider - Slider to ensuite - Laundry cabinetry option 15 with stone - Stone bench and bottom cupboards in butlers - Square set to all except back bedrooms - Colorbond roof - Luxury electrical pack with additional data points - Changed all timber windows and doors to aluminium - Timber sliders are now aluminium sliders at increased height to match the rest of the house - Addition 3 lights above kitchen island - At colors we will increase the height off the front door to match the rest of the house but not its width so we still keep the side window - Removed WIR cabinetry - Shower Niches x 2 - Water point for fridge Still undecided: - Central cooling ($5000 ish) - Bricks above garage door ($950) - Upgrade HWS from solar to infinity ($1400 ish) Some things we are doing after handover: - WIR Fitout - Driveway - Rear/Front Decking - Rear/Front landscaping - Clothes Line - Letter box - Split System AC (if we dont go central cooling) It's all adding up very quickly! If you are going aluminium windows and you have double awning windows, you might want to consider making them both opening. Otherwise you'll find the opening window will have a thick sash whereas the other window will just consist of the frame. Having them both opening will ensure both sides are identical and IMO is a much better look especially for the facade. Re the HWS, what's the thought process around upgrading to the infinity? Not something I have read much about. Ive just heard some pretty poor reviews regarding the solar hot water service and that combined with the space the storage tank takes up, the infinity is more appealing to us.
I would prefer a rinnai 26, but mainvie dont offer it... Do you know of the solar hot water can be removed and replaces with a rinnai 26 down the track. I heard that the rough in for solar vs instant is quite different? We had this in our last house we built with Metricon 10 years ago (but it was the Rinnai18) and never had a problem with it so wanted the same one again. With the solar HWS you cannot have hot water controllers, but as part of the 6 star rating you MUST have either solar HWS or rainwater toilet flushing system, so we have the Rinnai26 and rainwater tank toilet system. In the house we were going to build with PD their tank system was too expensive and we could not fit the tank on the block properly so instead were still having the solar HWS for downstairs and the continuous HWS for upstairs only. Stupid thing is that the solar was for the six star rating, but it would only be used then in the kitchen and laundry where our dishwasher and washing machine heat their own water so it would have been completely wasted and pointless. There needs to be room sometimes for some common sense with some of these new housing rules and rescode etc. We had the Rinnai in sales quote right from the start and it was in our contract. However, in the meantime I think Henley has changed suppliers - we were sent a PCV changing it to a Chromagen system. We had to really dig our heels in to still get the Rinnai, but it was made clear that it was a one-off. The Chromagen system is basically the same as a Rinnai continuous, just a different brand. Although from the research I did it seems you can only have up to 3 controllers with a Chromagen, whereas the Rinnai you can have up to 4 (we need 4 in our house, 3 bathrooms with showers and the kitchen). With the NBN pre-wire, we are in an NBN estate. Basically I called it a pre-wire as Henley are doing the cabling but I am putting in the components, i.e. the patch panel and router and any switches. they are putting in all the cat6 cables but I have to connect them up with the equipment if that makes sense because what I wanted was different to the basic NBN pack. I have told them where to run them all though. All the smart wiring is so confusing, it has taken me a long time to get my head around it, when I moved into this new rental house I had to set it up (it is a Telstra smart community) which is different to NBN and set-up differently but it was a nightmare at the start as no matter who you talked to from Telstra or the underground cable installers or the technicians who connect the underground bit to the house and pull it through to inside, no-one really knew exactly how everything worked (well except for maybe the Telstra techs who did the last part). You can do a pre-wire if your neighbourhood is not yet in the nbn area. But if you are building a single storey it would be easy to do after handover anyway - just with double storeys you have to have it all done at build stage otherwise it is a nightmare. But from what I can tell the Chromagen does all the same things. not sure if they have wireless controllers through. Since you are building a single storey I think it would be relatively easy to install after handover, not sure how much it may cost though. It is just wiring that runs back to the hot water service. Their website is below - might be worth giving them a call/email and doing some research to see what is involved in adding controllers to an existing system and costing. IMO wireless controllers are too easy to be misplaced if you are planning on using it from room to room, you don't want to go into your ensuite to take a shower then realise the controller is in the main bathroom and have to go grab it then come back to have your shower. It is much better to have them wired so they are permanently at the location they are being used. Not sure how the wireless controllers link in to a system, there must be some sort of receiver that gets connected to the HWS?
