Each house will be approximately 280m2 on a 405m2 block. I've spoken to project builders and I feel like no matter how hard I try to keep within their plans, the second that I make a change (literally changing the configuration of the enusite), they get into "oh, this is a custom build and we can't progress without an initial deposit". I'm wondering if anyone can give me information about the likelihood that builders will be more honest and direct if I get my own plans drawn and then simply ask them for a price. I get that site costs and basic provisions such as services can vary but that will be the same no matter where I go. Does anyone know if this process is likely to cost more for the same thing? Is this owner-occupier or for investment? Especially if the latter, why make any adjustments. This is precisely the project builders' business model and by making changes you are playing into their hands. Like I said, the changes at my last consult was to extend the shower but no changes to walls and suddenly prices jump. It seems like unless you take the bare bones model with no alterations, they will find a way to make their intended profit. It's really not possible to build a base model house without variations. They are designed that way...
