I've recently purchased a small corner plot in Melbourne with a rather dilapidated single storey dwelling on it, and planning to knock it down and rebuild. The plot is fairly small, at 22.7m long x 15.2m wide. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The current setback is 9.5m at the front and 1.9m at the side. The property is in a GRZ2 residential growth zone, with no particular requirments, so I'll have to follow the standards A3 and B6. I'm wondering what my options are?. But I've noticed my other neighbour has a 3m setback, so can I turn my plot around so that the "front" of the house faces the side, and therefore I only need a 3m setback on that side, and then my front of the house becomes the side with a 2m setback? You could see what they have in a ranch style home, these are generally a lot wider than they are deep (most of the project builders should be able to rotate one of their designs and put the entry on the longer side Re: Help with my plot setbacks 4Jun 20, 2017 4:54 pm Thanks for your comments joanna. But what constitutes the front of the house? Are there regulations concerning that? So if I turn the plot around and go for one of the typical long front to back house plans, the garage and front door will face the side setback and the side door to laundry will face the front. Are there any issues with that? For example, does the front of the house need to have a front door? Or is it an arbitary designation only? Make an appointment to go and speak with them before you potentially get some wrong information set in your mind from here. With respect to which house to build, you might consider a building designer or designing it yourself and having a draftsman draw it up for you. Whilst I would love to design the house fully with a draftsman, I know that custom builds do generally cost considerably more than volume builds. All I know is side setback regulations are different to front. You can apply to have a reduced minimum setback but need the plans to apply. If you haven't yet definitely talk to council directly, not sure where you are but city of Kingston you can go in and chat with someone easily. Don't know if this applies but regulations for setbacks for subdivided blocks are different, so you can't use subdivided blocks as an example of others who have built forward. You can use other houses in your street. I've just put our application in to reduce our front setback by 1.4m, I'll let you know how I go. Thanks for the insight!
