Browse Forums Building A New House 1 Jun 18, 2017 6:05 pm Hi, We are building our first home on the Central Coast with Hudson Homes and have just received our HIA contract. I noticed in one of the clauses it states we are responsible for the costs of the development application despite Hudson homes ensuring us there are no other hidden costs and they have a fixed price. On calling our Customer Service rep they informed us this is correct and we can potentially be up for $7000. I would love to know has anyone else experienced this and what is the average development application cost? Hudson have also put special clauses in which they are able to extend the build beyond the 36 weeks for any reason they see fit so they dont have to pay the $50 per day cost if they Dont finish in time. Are special clauses like this normal? I have to say our experience so far with Hudson Homes has not been a good one. The only time a house needs development approval is if you buy a block of land off a development, or you want to make a significant change to the existing DA For this reason most builders don't include DA approval in the standard pricing. Our land is yet to be registered and is in a later stage of the development where the first stages have been completed and houses built. Some stages are currently being built and ours is close to registration. This has been a long and painful process for us and we would have pulled out had it not been the position we wanted. Hudson homes are the developer of the area and if you wanted to buy the block in this development you had no choice but to build with Hudson. Our original quote to build increased by $50k after paying the tender acceptance fee as we were informed the building company responsible for developing the land had encountered rock so everyone's price increased and they also didn't factor into the original quote the fact we were in a Bal29 fire rated zone... One of the special clauses in the HIA contract states we are unable to post negative comments on Social media about Hudson homes.
