On a positive note our land went to council yesterday for registration That's actually not bad, ours was 25k over originally and we got it down to 8k over even though they couldn't justify what that money was for if you don't want delays make sure everything you want is in your contract because variations cost $200 and delay your whole process by 3 weeks! Also I have heard it takes 2-4 weeks to book into electrical and colours which could delay you guys as well pretty sure there is also a 3 week processing period after these appointments to get your file updated. I'm a big advocate of credit where credit is due, and I need to say that our sales consultant has been really good throughout our process so far today. When we explained the money issue and how we got about showing that there was an error she was happy to either get head office to correct it or she will personally be taking the amount out of her PERSONAL commission in order to get us the price we were told.. Changed a few small things like converting the electrical water heating to gas instead of electricity to save some costs on electrical bills. We also got our sold board on our land!!! But with some good news it gets topped with bad news.... Bank won't go full unconditional until we have council approval which I believe is still quite some time off. This means that due to our finance clause for our land we are going to have to split our loan into 2 parts, 1 for the land to be settled in a few weeks and another part for the construction part. We will then have to combine both loans in the end to have it as one figure... Also noticed our building contract has NO subject to finance clause so I'm going to be letting them know that I won't be signing until that's in there. I know we are conditionally approved but things could change and I'm not risking a $15000 deposit for it. Yes, it should be fine as long as that is all they are waiting on Our bank unconditionally approved as soon as BA came through Re: Coral Homes Noosa 23 - Ormeau Ridge 40Jul 05, 2017 12:02 pm Just got off the phone with our BSC she has told me I am welcome to amend the Subject to finance clause as required but she also reminded me that this is just a base contract to make the bank happy and provide finance and we wouldn't even be entering into our deposit till the final contract comes back from head office in two weeks anyway. So silly me I don't even need to stress as they don't have any money for me to lose. None the less I'll amend the subject to finance section and get it to my broker You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 18563 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
