OK. I have never heard of a base contract. We only ever had one contract and any changes after that were variations.

May be because we are going a house and land package so they already had the contract prepared? We are just waiting 2 weeks for head office to give us the final contracts which have all the changes we applied in writing and our final plans with all the changes to walls and rooms we made. We are also building having owned homes before but never built. Our loan is split in two (as said previously this is pretty standard). The bank approved our loan prior to council approval but would not issue finance until our house had been approved through council and we could supply council plans. We paid our deposit and waited for council approval which took three months because of some issues. Our builder would not submit plans to council until we had paid a deposit. Our house took a long time to start because of going back and forth with plans and inclusions but once started it has flown by (only started 1 month ago cutting the pad and house is almost lock up stage). The paperwork side of things takes ages but make sure you are 100% sure with everything before build starts as its a lot more stressful and difficult to change things once they have started (especially because things happen so quickly!) we were lucky in a way it took three months for building approval as we changed LOTS in that time that would have been issues to deal with later (ie tile selection, paint selection, kitchen cabinets etc). Getting closer now Does anyone actually know the land registration process? Does this mean the land is now registered and the is the final step? We were the first in our release to have our site cut and slab laid but were all ready to go with our builder from April, but our land registration kept being delayed. Sometimes easements are unused and 24cm is not all that much. Good luck.
