Building in Woodlea estate in Rockbank, Melbourne with Metricon, just paid deposit on Saturday. My land settles today so I will officially have a 400m sq block of land in my name! So far have been doing lots of research with floor plans and decided on the Delta 25 . The good thing about this plan is that has a bedroom at the back of the house which is east facing for my block. Just in case we have any kids with respiratory problems, we can forgo one of the the south facing bedrooms and put them at the back which will get a lot of morning light. Visited Studio M for a preview yesterday and now have a lot of work to do to pick colours and materials. Flooring is probably the first step, any tips? I seriously considered building the Delta 25 plan and we even drove all the way to the display house in Geelong to see it. However, got virtually zero assistance from the staff down there about the plan and were told to go back to Ballarat Metricon who seemed to turn over staff every couple of weeks. I liked the fact that you could have the option of having the master at the rear of the block in the 26MR version. This was a key point for us. Not a lot of plans have this. They all seem to shove the master at the front. But our block has south at the front and rear at the north end. We deliberately choose a block for this purpose alone. Re: Building in Melbourne with Metricon - Delta 25 3Jun 16, 2017 11:42 am We prefer the master at the front for security purposes, like to be close to the street to hear things 😉 The great thing is we got to see the exact size at the Tarneit display centre so we have a very good idea of how it will look. Three things we changed about the floor plan - moved robe in bedroom 3 to linen, and extended toilet into the previous robe space so that we can have a basin and vanity unit. - double doors to bedroom 3 so that we can open it up as an activity room and perhaps save it as a bedroom for down the track. - extended robe on bedroom 2 to before where the door swings. Dont know why they dont do this as standard. Will start taking photos of our journey. Now its full steam ahead with getting all our ideas approved and costed to make Metricon's timeframes. Still waiting on quotes on our floor plan changes and whether we can use different suppliers for some parts of the build, e.g. flooring. Re: Building in Melbourne with Metricon - Delta 25 6Jun 18, 2017 10:45 pm Hey, good choice on the Delta 25, we went with the Bohemian 25 which is basically the same (but with butlers pantry) and could do a reverse front so we didn't have all of the bedrooms on one side of the house. Wife fell in love with the display in Craigieburn which had a raked ceiling in the living room so we did the same to ours. One thing that I really should have done with mine is extend the house 1m to the front to make the master bed and garage a little larger. While waiting on your Studio appointment, research on suppliers websites (particularly Laminex, Caesarstone and Colorbond) who will send out free samples of colours so you have a chance to live with things for a little while before spending 1 day making your choices - it can be a bit overwhelming if you aren't prepared. We considered the Bohemian but we didn't like that the toilet had no window, and the position of the rear bedroom for our block's orientation. Really like the high and raked ceilings. We only got 2550 height but will ask for a quote. I may hit you up for some advice seeing as you basically built what we are building. Is it possible to extend the master as we felt it was slightly on the small side? I never asked but it should be possible depending on your desired facade. We have a queen size bed and side tables and have about 400mm total space between the side table and walls so increasing the length by 1000mm will let you fit a king without trouble. Our ceiling is 2700 in all areas (garage is 2850 due to the lower slab) and a 300mm drop ceiling in the kitchen. Re: Building in Melbourne with Metricon - Delta 25 14Jun 30, 2017 9:01 am We're thinking of laminate flooring and we got a quote from floor world in caroline springs from $60 to $80 per square meter. This price factors in underlay and installation. Of course there's more expensive types but this is within our budget. From what i understand, if you go with the basic flooring package with Metricon, it works out cheaper but if you upgrade, it works out cheaper through a third party. Checked out Western Distributors in Sunshine to look at timber look laminate and carpeting. Highly recommend for customer service and reasonable pricing. Nice one Cellaraso. We're building the Helsinki (now moved down a category and rebranded the Berkshire) which is very similar to the Delta 25, just a fair bit bigger. We did put cavity sliders to the minor bedroom wing, to block off the noise from the living. Your plan is very similar, we have a small block so 25 squares is pretty much the maximum we can fit. I thought of blocking off some areas but decided against it to keep the open plan vibe.
