Things that have happened since last time. - Formally Cancelled Build Contract 1 - Which was a modify Westbrook 150 with butlers pantry, huge ensuite and lots of extras. Cause the valuation came in 46K short. Bit sad. As we were conditionally approved for finance subject to valuation. Oh well. I save those ideas for later in life build. - Discovered that even if we build the existing plan with no major structural changes the base price has increased by 20K to build the Westbrook 150. Shocked the builder a bit too after they got all the costings back from the various suppliers they used. - Builder proposed an alternative build plan which was 15K cheaper on base price than the Westbrook 150. - Now going to build the Linfield 150 (see plan below). Still three bedrooms two living areas. Master and en suite is not as fancy as original build plan. But got a nice north alfresco area with the option for us to do another alfresco area (later on) from the dining room. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Waiting for full set of plans to come back from draftperson and then we can formally sign the build contracts. Done a few little improvements. Not to the same scale as first build. - Stone benches. - Some electrical choices - lights, tv points, Exhaust fans to laundry, cold fridge tap, BBQ gas point to alfresco and ceiling fan to alfresco - Tiling in Alfresco area - Updated Heating and Air conditioning, Insulation - Couple of feature walls - Updated smeg appliances, undermount sink, pot drawers - Tiled niches in both showers - Changed the entry to ensuite so goes through wir rather than off bedroom. Thats about it. But its a cute little house (well its nearly 22 sq) so big enough for the two of us to rumble around in. Re: Our First Home - Ballarat - Hols Over. Does your builder work out to be significantly less costly then a comparable house from the major big volume builders? Time to get building 148Nov 02, 2017 4:21 pm Hi icat2000, I just read through you’re thread, what a mission you’ve had, but I actually like your newer plan more! I think the dining/living looks more spacious and has a nice flow. I’m close to contracts on our second house build and I’m actually downsizing our ensuite a bit this time. I hate cleaning and for the time we spend in there it’s just not worth it but that’s just my opinion. I have to wait for engineering plans now and there is a bit of a backlog about three weeks. There is a couple of things left to do before we go to contract. But my consultant away so time they get back the engineering should be back too. I like the new plan too. It was the consultant suggestion. It one of their popular ones. My only concern is the bathroom window onto the alfresco... but I guess you can just get good window coverings. I think with the first plan I got caught it all the excitement of building a new house and added this and that and it got out of control. Got brought back to reality. Though it did cost us extra to get new plans, but this build contract is about 45k less than the original.
